It’s fantastic to contrast these two photos of the former Orchid Riding Centre in Crowborough, Sussex and see work progressing at pace. When the site initially came up on our radar, we knew we had promoters who would be interested in it and so we made a speculative approach to the landowner. The site next door was in the process of being redeveloped and the promoter of that site was already in discussions with the landowner. We explained our previous deal history with several other promoters who would be interested in the land and offered to put it forward to them for consideration and provide detailed feedback to the landowner in relation to their interest. We presented all the offers to the landowner and they, with our advice, accepted an offer from Wates Developments – a housing scheme for 150 units under the terms of a promotion agreement. The land was sold for a life-changing sum of money. The landowners received the majority share while the promoter received their costs back plus their agreed percentage share of the land value achieved, all being based upon the original signed agreement which Searls Land helped the landowner to negotiate. Franklands Village in Haywards Heath is owned by a registered charity and the 300 houses there are run by a housing association which provides low-cost housing for local families. The housing association turned to the land managers at Searls Land when they were struggling to work out what to do with two sites they had planning permission to build on. They couldn’t get a bite from developers because of the high costs involved in building on a slope – on one side they had permission to build two pairs of semi-detached homes but we instantly saw better potential in erecting a block of flats. We reached out to Copperwood Developments who were interested in the proposition and were in a strong position to progress. Heads of Terms were agreed, an option agreement was signed and they submitted plans for 12 flats which were approved – earning the housing association money, rather than the loss they were expecting. All of which left the land on the other side of the road, again blighted by the slope. The existing owners had achieved planning permission for 18 flats in three blocks of six. But that wasn’t financially viable, again because of the issues around the slope owing to multiple retaining works and bridges that would have been required. At Searls Land, we are proud to support Kangaroos Sussex, a charity based in mid-Sussex that, among other things, runs after-school activities for children with learning disabilities. That’s why we’re very excited to be supporting and organising their annual property golf day which this year takes place on Friday, September 13. This year we will be hosted by Mid Sussex Golf Club where 18+ teams will fight it out for a host of prizes and hopefully raise more than the £11,000 raised last year. A major highlight last year was the on-day help provided by Annie, Dan and Leo, three young adults who benefit from the work of Kangaroos. It was brilliant to meet them all and we hope to see more people who have been helped by the charity this year. Kangaroos was established in 1994 by a small group of parents who noticed there was a lack of activities their children could participate in, so created a small Saturday play scheme. Kangaroos now supports more than 300 families from Sussex and further afield and runs family and sibling events to help support carers. All development land has its challenges – some more than others. Ockford Road in Godalming stands out as one of the most obstacle-strewn developments we’ve ever been involved with. Why? Where do we start…? ☔ The land parcel was on a floodplain. 🌿 The site had Japanese knotweed on it. 🦦 Ecology – including water voles – were living on-site. 👎 Planning was initially refused. Acting for Reside Developments, Searls Land sold this scrub land between a wooded area and a large building with planning permission for three detached family houses to Kidbrook Homes.
