Many social and affordable housing providers and investors will be welcoming the FT’s story on a new CPI+1% rent agreement - something that was signed off some years ago before it was turned on its head in 2015 with a rent cut that took an estimated £12bn of capacity out of the sector. This settlement and the certainty it offers is what the sector has been calling for - and the sector will, in return, be expected to step up on new homes delivery and investment. It will also be reassuring - and appealing - to private investment, which is needed alongside capital grant funding from government, if we’re to have any chance of delivering new homes at scale while carrying out crucial building quality and decarbonisation works to existing homes. But while the potential to set rents within this framework is positive for HA finances and investment, it’s not a headline that many households living in social housing, who are already struggling with cost of living pressure and the fallout from recent years, will be welcoming today. Most will be shocked and worried at the prospect. The role of housing associations isn’t always as well defined as it could be - what does social purpose mean in reality, and how does increasing rents to build more much-needed social homes come into that? UK Government plans major housing sector overhaul 🏡   The UK Government has unveiled an ambitious plan to revolutionise the housing sector, led by the Ministry of Housing, Communities, and Local Government. Today marks four years since the death of our colleague Seb Patrick. There have been lots of changes at Social since then – but there are still many of us in the business who will always remember him for his knowledge, his passion for trivia, his sense of fun, his big personality, the bow tie he wore to host the zoom quizzes that helped bring us all together in the hard first months of lockdown and for always being a supportive and enthusiastic colleague.
