    Trilogy and LaSalle Investment Management have agreed a deal with LCA Education to expand its estate at Republic London. LCA has increased its occupancy from 120,000 to 136,290 sq ft. This new letting brings occupancy to 90% within the Import Building, demonstrating the success of Trilogy's pioneering model for a new alternative education campus, that develops work-ready graduates ready for the jobs of tomorrow. Trilogy's Head of Asset Management, Laurence Jones said: "We are pleased to achieve this milestone at Republic and support our university partners with their continuing expansion. This not only supports the growth and development of the education sector, but also the overall economic landscape.     Is the lecture dead or is it merely in need of a post-pandemic revamp? Last week I was looking at how unprecedented numbers of students are skipping lectures in response to the new pressures of student life, but academics are voicing their own concerns and frustrations. Times Higher Education paints a bleak picture, with some educators questioning whether there is any point in continuing with lectures if attendance rates remain at rock bottom. Post-pandemic there was a huge growth in education technologies delivering teaching remotely. Some suggested that the need for physical learning environments was going to be permanently disrupted. Lecture theatres fell out of fashion, with universities instead using smaller rooms for groups of 25 - 50, supported by active learning experiences. The outcome, however has been one of dissatisfaction for some students – with the Office for Students finding in 2022 that there were cases online lecture “overload”, with poor-quality, out of date lectures and lower quality, less timely feedback than in face-to face settings. In response to falling student satisfaction, and the spectre of a potential regulatory minimum amount of contact time, our conversations with educator friends and colleagues are pointing towards a re-emergence of lecture spaces where large cohorts can be taught in person again. Yet again, there's a compelling argument for multi-tenanted, city centre spaces as a solution. Let’s look at consumer behaviour: very few people have the free time to travel to a suburb to watch a film at a single-screen cinema. Regardless of how special this experience might be, time is a barrier, so instead they get their monthly fix at the multiplex in the local town centre and as part of the experience they have dinner, go to the shops, work-out at the gym, visit the library – all the other things they need to support a good life. In addition to placing courses within reach of students, sharing space and resource with other institutions ticks a huge number of boxes for educators: - Resources can be used more intensively, rather than standing empty for periods, cutting operational costs - A building that is more intensively used is more sustainable – why build two buildings when you can use one building twice as much? - Students meet and mix with students from other institutions and subject areas, creating the magic mix that forms the basis of the university experience - A multi-tenanted space can support ancillary uses like a coffee shop, a canteen or a bar, adding to the “sticky campus” effect that keeps students on site between sessions. Trilogy has pioneered an innovative model for a multi-tenanted, education-led commercial campus that develops work-ready graduates for tomorrow’s jobs and supports impact-focused start-ups that spin out of university courses. Our team has demonstrated that it is a uniquely experienced and capable partner for education institutions looking to expand their campuses into city centre sites, and for investors seeking resilient, value-add asset management and development, with a strong focus on social and environmental sustainability. Here's a look at the numbers behind the award (covering 2023): 140,000-sq ft of new lettings across The Amp and Republic campuses, bringing total space leased to educators at these sites to 460,000-sq ft. 8 higher education institutions based at Trilogy’s flagship asset, Republic. 20,000 people whose job or course is now based at Republic, up from the 1,700 who worked on site in 2016. 940,000 sq ft of space given planning consent to create a full-service education Campus at Republic, with on-site PBSA alongside teaching space and other supporting uses. 12 months from acquisition to refurbishment and delivery of The Amp: a new 135,000 sq ft creative education campus in Whitechapel, East London. 55,000 sq ft pre-let to an FE college and an HE institute at The Amp, shaping the direction of the development in partnership with future occupiers. Further lettings meant the building was 66% on completion, with remaining space under-offer. 0% on-site fossil fuel use at The Amp, following the modernisation of the building’s M&E and energy efficiency as part of Trilogy’s upgrade of the building. £5.14m total monetised social value generated by Republic between 2018 and 2023 £699.61m of economic benefit in the wider economy generated by the jobs and students at Republic between 2018 and 2023. 7000 children have played in the sandpit at Republic, a free-to-use community facility provided for local people in an area with poor outdoor play provision.

    Trilogy Partners May Molteno and Robert Wolstenholme are attending the University Design Forum conference in Glasgow today and tomorrow. They'll be using their two days at the University of Glasgow to absorb the latest thinking on design for university education, and talking about Trilogy's portfolio of multi-tenanted education & innovation campuses, including Republic London and The Amp May will also provide an update on Trilogy's research project with the University Design Forum, which investigates what the most innovative universities are doing to deliver social value in their surrounding communities.     On Friday, I joined a tour of the Republic Campus by Trilogy Real Estate organised by the Don't Waste Buildings group. The group is promoting the reuse of existing buildings as a way to both tackle the climate crisis and support communities and this was exactly what we saw at Republic. During the tour, led by Robert Wolstenholme we learnt that: - The buildings were refurbished from an EPC rating of G to a C and they have a route to get to net zero operational carbon. - The quality of the interior spaces were exceptional, demonstrating what can be achieved even when the aesthetics of the space are significantly different from the current zeitgeist. - The area surrounding the buildings has been significantly rejuvenated. There are now 15,00 students using the area compared to 1,500 office workers previously. Don't Waste Buildings plan to do more tours and share further examples of building reuse and returning empty and under utilised buildings back to productive use.     Another great #DontWasteBuildings day, touring Trilogy Real Estate's Republic site at East India Dock in Tower Hamlets. This is a powerful example of a building transformation which is thoughtful, not only to the building fabric and usage, but to the inclusion and needs of the city, both as it is, and as it could be! Many thanks to Robert Wolstenholme for the great tour and Q&A session! I am especially excited by the inclusion of timber in the atrium, which increases floor space by way of balconies and break out areas, literally "creating space out of thin air, which we didn't have to buy". Thanks to Leanne Tritton and Will Hurst for organising!     Congratulations to Quartz Project Services for expertly organising the inaugural PropPadel tournament in Battersea Park. An amazing day, and great cause Cancer Research UK (CRUK) Congratulations probably not so deserved for the joint Trilogy Real Estate LaSalle Investment Management team for sneakily borrowing the winners’ trophy to pose for photos despite sitting firmly in the middle of the table. More training required for next year’s showing!

    One of the annual highlights for the association is of course the AUDE Awards and we’ll be discovering who our winning individuals, teams, and projects are tonight, as well as our choice for our Supplier of the Year Award. Enormous congratulations to all of the shortlisted nominees and to everyone that took part this year. You can find out more about our nominees online. These are the approaches we can all learn from and adopt into our own context, so it’ll be an evening of celebration and learning, and all at the fantastic The Glasshouse International Centre for Music venue (a 10-minute walk from the hotel with coach transfers at 6.45, 6.50 and 6.55pm). Which of our final three teams will be our Estates and Facilities Team of the Year? The Facilities Team Lancaster University, Cleaning Services Nottingham Trent University and the Property Services Team at the The University of Auckland are all still in the running.
