This paper aims to present a comparative study for the development of building projects between the traditional process and the BIM process by comparing the results of the use of CAD technology and project development process based on the scope of SECOVI-SP manuals and the use of BIM and the proposal of the author to the development process of building projects. This comparison aims to indicate the differences, benefits and difficulties between the two processes and point out what is necessary for the correct use of BIM in the project development process. This was accomplished through two case studies on projects to which the author participated: the first being the use of BIM for projects with a high degree of standardization for a franchise network; the second a development of 103,000 m² with eight residential towers for a large construction company; The use of these case studies observe the following assumptions: the use of BIM through the Autodesk software and the lifting of difficulties in the development of projects; The result of this work is a process proposal for building projects using BIM technology and a matrix indicating which key benefits and difficulties are encountered when using this technology. The results analysis shows that in many cases in which BIM can be applied, the quality of the information that is inputted for the development of three-dimensional models is very important for the development of the project, in some cases undermines the viability of virtual construction and also shows that the biggest beneficiary of the use of BIM are the entrepreneurs who are investing for buildings, since through the virtual construction of projects you can find and solve all physical interference between the various disciplines before the construction.
