Portugal needs both private and public investment for housing, as well as a collaborative model between the two in order to solve Portugal's housing crisis, according to Joana Castro e Almeida, Councillor for Urbanism at the Câmara Municipal de Lisboa. 🔹 During an exclusive interview with Gustavo Favaron, GRI Club’s CEO & Managing Partner, during Portugal GRI 2024, Joana shared the perspectives of Lisbon municipality regarding the steps taken in solving the housing crisis, as well as the newly introduced administrative Simplex system. Twenty years ago, there were high levels of construction in Lisbon, a stark difference from today. Joana explains how Simplex will now ensure efficient processing of licences within the specified timelines, which is expected to help the flow of housing supply. Furthermore, Lisbon has a large amount of public land available for housing. Indotek often seeks properties requiring new equity for upgrades or those with unrealised commercial potential. These assets might present certain risks, such as vacancy, short cash flow, or liquidity challenges, particularly in markets like Portugal. However, "we are prepared to walk through markets, not run," explains Tim, underscoring their calculated approach, and reinforcing the need for a deep understanding of property fundamentals to navigate potential risks. 📉 German economy contracts in Q2 but DWS remains optimistic The country was the worst-performing economy in the EU in Q2 2024, with a GDP contraction of 0.1%, while the euro zone's economy grew 0.3%. However, Simon Wallace, Global Co-Head of Real Estate Research at DWS Group, reveals Germany as DWS’ top pick, explaining that “digging into the details, we see a real estate market that is both attractively priced and fundamentally strong – particularly for prime residential and logistics.” Despite optimism, the country still remains the “eurozone’s troubled economic child” as hesitant consumers are saving rather than spending! Considering a sharp increase in construction costs over the past year, and a higher interest rate environment that many are reluctant to accept, creative financial structuring and operational strategies are needed to tackle the feasibility of new developments.
