What are some challenges to anticipate in BIM projects?

The main problem when implementing BIM projects is access to data in BIM and CAD programs. Without open and easy to process data - BIM project management turns into a quest, in which specialists have to go through hundreds of different programs with a different set of APIs, which at each layer complicate the interaction with data in the project and, consequently, the analysis and work with the project.

In my experience, the best way to address the data management challenge is to hire an experienced BIM integrator as a key member of the team. The BIM integrator should have the necessary experience and expertise to properly advise key stakeholders and team members on how to best leverage the capabilities of BIM to best meet the specific requirements of that project or program. The BIM integrator should also have the authority to lead the planning, coordination and standardization efforts.

Learning how to use a software is the most easiest thing. This is not the most challenging thing in implementing BIM, but to teach people how they should collaborate together and not to think about their own design or model only is much difficult, to let them used to not think only in the benefit of their model but they should consider others who are working with them in the same BIM projects either those are other disciplines or other consultants or even to think about the contractor & the operator that will work after you in the developing the same BIM model.

In my experience, not all architects, engineers, contractors, owners and operators are properly trained or well versed in the use of BIM to the extent required by some projects. Therefore, it is extremely important to identify the internal BIM qualifications and capabilities of potential teaming partners before formalizing relationships and entering into contracts.

In my view, multidisciplinary collaboration is one of the main challenges for BIM as a whole. BIM software is very rarely used out of design and construction phase. I believe there are three potential causes leading to this situation: -Lack of expertise to use BIM software from different roles involved in the building lifecycle. -Software may not really fitting their needs. -Models may not developed included the necessary information or in an appropiate/standarise manner.

Data analytics skills are going to be very important so this must not be underestimated. To acquire such skills, we need to introduce coding into the curriculum and training of construction professionals. Programming languages like Python and use of No-SQL databases like MongoDB are going to be valuable in the foreseeable future where tons of data are generated from design, construction and operation of buildings, including time-series data from sensors and IOT enabled devices. Those professionals with domain knowledge of construction are best placed to analyse such data.

Knowledge and experience of adoption of ISO19650 and other UK BIM Framework standards are key to the information management (BIM) of projects. Having corporate or personal accreditation for ISO19650 also shows a level of understanding and commitment to information management. A range of organisations offer these accreditations or assist in upskilling the team in preparation for the accreditation.

In my work with geotechnical projects, staying skilled in BIM can be tough. BIM needs both technical know-how and a clear understanding of the project. It’s important to keep learning and stay updated on new trends and best practices. We also need to train and support our team, partners, and clients, especially those new to BIM or with different skill levels. This helps everyone use BIM effectively.

I believe the BIM is meaningless without training; and the skill is the outcome of training, and the progress of a firm is based on various skills. Therefore, training issues are important to achieve a good level among all employers. A manager is required to know talents, and the manager has to persuade them to reach technical competence. The firm has to create an infrastructure to promote them. This approach leads to increasing proficiency, and all employers can trust this firm to manage the project in the best way.

I believe this challenge is rooted in Level of BIM adoption across the entire project team. It's not enough to merely promote collaboration; there must be a contractual requirement. Successful adoption involves all team members, as lacking their involvement diminishes the value for everyone's effort. The design team will likely need to modify their designs to accommodate construction. General contractors must select BIM-capable subcontractors and clearly communicate their expectations for coordination. Subcontractors should strive to utilize all provided BIM data, involving other trades and address changes on their own. Lastly, Owners need to discern between empty technical jargon & a high-quality product. This includes the Architect.

In my opinion, legal and contractual issues in the field of BIM can be one of the most important challenges in architectural and engineering projects. BIM involves the sharing and use of data that may have legal and contractual implications such as intellectual property, liability, or confidentiality. To meet these challenges, it is necessary to have clear and comprehensive agreements, policies, and procedures that accurately cover the issues of data ownership, access, use, and protection. These agreements should fully address BIM-related issues, including legal issues arising from the transfer and use of data, liability for errors, and privacy issues, and provide appropriate solutions to resolve these issues.

Staying current requires a willingness to continuously adapt and invest. It's exciting to see new innovations, but it can be a challenge to constantly adapt and integrate these advancements.

This approach can propose the best option in minimal time, along with all documents provided based on the BIM infrastructure, such as the family developed before starting the project.

I have faced this in the past. The client wants to implement BIM on their upcoming projects, but are reluctant to learn what BIM is. In such cases, most of the project meetings go to convincing the client that the project is still on track, that the BIM workflow differs from a client workflow and that the client does not require all the information they are asking for in the long term. There can be a simple solution to this problem though. If the appointing party hires a BIM Manager, who is proficient in the BIM processes, to coordinate effectively with the appointed party and come to some reasonable AIRs.

The biggest challenge I’ve seen when working on a ‘BIM’ project is the lack of understanding of what ‘BIM’ is. There is a default view among industry that ‘BIM’ is 3D modelling. This is incorrect, ‘BIM’ is the process for which information is managed in accordance with ISO 19650. Once people understand it’s about ALL information, their outlook changes. Information management is everyone’s responsibility. This is why the ISO refers to functions rather than individual roles. It’s a function of everyone job, regardless if they are a design manager or quantity surveyor etc.

The costs associated with BIM, including software licenses, can be a major hurdle. It's like needing a key to unlock a treasure chest, but the key is expensive. On top of that, there's the natural human resistance to change. We often prefer the known to the unknown. Be wary of anyone who pushes back against BIM in favor of 2D workflows because “this is the way we’ve always done things” or “BIM will cost too much.” Outdated mindsets and workflows are plentiful and prohibit the advancement of technology and company profits. BIM and its associated efficiencies are simply the cost of doing business these days. Companies that don’t embrace BIM are bound to be left behind while their competitors advance, grow, and realize increased profits.
