We closed another loan from the Amplio Loan Program last week! The Amplio Loan Program provides gap financing when borrowers need additional capital and 2nd mortgage loans when the borrower's project all but meets the SBA 504 requirements. Our newest borrower and their banker needed a 2nd mortgage to make their project work. When the project planning was complete, it was clear the operating business was not going to occupy 51% of the real estate and, therefore, not qualify for an SBA 504 loan. Thanks to the Amplio Loan Program, we were able to step in, provide the 2nd mortgage, and help the project move forward. Thank you to the Amplio Loan Program partners, who make these loans possible! The U.S. Small Business Administration has announced the 504 loan fees for FY25 and it is good news for borrowers! In FY25, the upfront guarantee fee will remain at 0% (the same as FY24). For 504 Debt Refinance Without Expansion Program, the annual servicing fee will drop from 0.389% in FY24 to 0.356% in FY25. For all other 504 loans, the annual servicing fee will drop from 0.364% in FY24 to 0.331% in FY25. These lower fees will equal greater savings for borrowers!
