Co-developed with Xenolith Partners, The Kretchmer Companies, ELH Mgmt. LLC and JASA, this project delivers over 200 units of affordable senior housing, with 61 units for seniors experiencing homelessness and support services by JASA. Casa Celina is LEED Gold certified with senior-friendly amenities. Casa Celina, named for Celina Báez (mother of Supreme Court Justice Sonia Sotomayor), reflects a commitment to quality, affordable senior housing. Mission-focused development in Richmond, VA 🏫🏘️ BlueHub allocated $3 million in New Markets Tax Credits in 2017 and partnered with Capital One, LISC Virginia, City First Bank, The Community Builders, Inc. and Steve A. Markel to bring the Church Hill North Retail Center to life. This development is transforming the community with essential resources, affordable housing and new opportunities. Parcel One hosts a mission-driven grocery store, Market @ 25th. This parcel also includes a VCU Health Hub at 25th providing health screenings and education, the Flats at 25th offering affordable housing units, the Virginia Credit Union, and a pharmacy owned by Dr. Shantelle Brown, one of the first Black female pharmacy owners and a Church Hill native. Parcel Two contains the J. Sargeant Reynolds Culinary Institute, a culinary school training 800 new chefs annually. It also features a restaurant and commercial office space, along with mixed-use residential apartments. Since the completion of Church Hill North, new community developments have sprung up, including Hope's Promises, LLC., which provides mental health services, and UP RVA, which helps students from the East End of Richmond attend independent schools by providing the support systems and resources they need to succeed and many more. 📢 Term of the Month: Low-Income Housing Tax Credit (LIHTC) 📢 🔍 Definition: The Low-Income Housing Tax Credit Program awards tax credits to developers constructing or rehabilitating rental housing in exchange for agreeing to reserve a certain fraction of rent-restricted, affordable units for lower-income households. 🌟 Example: Northgate One Apartments in Camden, NJ BlueHub Loan Fund, in partnership with @Reinvestment Fund, provided crucial financing for Northgate One Apartments in Camden, NJ. This 321-unit, 21-story affordable housing complex will have income and rent restrictions for 30 years, ensuring long-term affordability for residents. With LIHTC and the support of NJHMFA, the project combines tax credits with Section 8 Housing Assistance Payments (HAP) contracts, making housing affordable for very low-income families. The Aspire Program also played a key role in filling funding gaps and promoting community revitalization.
