About us
Breakthrough Properties is a life science real estate investment firm that leverages cross-sector collaboration to deliver environments that foster innovation and scientific breakthroughs. Our team is a first-of-its-kind collaboration in real estate development, which came together through a shared passion that combines Tishman Speyer’s global real estate platform with Bellco Capital’s industry-making biotechnology entrepreneurship to capitalize on the rapidly expanding — yet substantially under-supplied — life science real estate industry. Our teams develop and operate world-class mission critical facilities for the most innovative companies. A destination for life changing discoveries. We have combined Tishman-Speyer’s decades of global real estate development experience with Bellco Capital’s industry-making biotechnology entrepreneurship to reimagine environments where companies can create life-changing therapies for patients. At Breakthrough, we seek to be a home for scientific discovery and innovation because we understand what you do, how you do it and why you do it.

Our UK team along with our colleagues from Niazi Roden, and McLaughlin & Harvey Ltd, recently came together to bring life back to the SEN garden at Mabel Pritchard School for children with complex needs in Oxford. These improvements to the outdoor area will revolutionize how the school is able to use the space and our teams were thrilled to interact with the students and involve them in planting. It was a very fulfilling day for all involved and fantastic for us to contribute to the community our building will join. While there has always been groundbreaking, high-quality science happening in both Oxford and Cambridge, UK - the market has historically had a lack of quality real estate offerings for those requiring research & development. Our forthcoming projects in the UK, Trinity in Oxford and Vitrum in Cambridge, will deliver Class A, purpose-built life science spaces – setting a new standard of quality and intentional design the markets - and the science - need and deserve. Available to lease from: Trinity – Winter 2025 and Vitrum – Spring 2026

We celebrated Breakthrough Cares Community Giving Day, an annual event that enables collaboration in each regional office to give back to our communities in alignment with our company mission. We are not merely building world-class infrastructure; we are seeking to strengthen communities and ecosystems. From bringing joy to children experiencing chronic illness and treatment, to helping prepare healthy meals for people impacted by serious illness; as individuals we are deeply committed to being active in and volunteering time for important causes.

Leaders from across our life science ecosystem and the Harvard community recently gathered to celebrate a project five years in the making: One Milestone at the Enterprise Research Campus (ERC). A first-of-its-kind innovation hub developed in partnership with the Harvard HALC team, the ERC is a dynamic, mixed-use space designed to support research and discovery for biopharma companies of all sizes, right in the heart of Boston’s Allston neighborhood. The first phase—opening in 2026—will feature an immersive hotel alongside premium residential space and a 755-person conference center, as well as the two state-of-the-art lab buildings of One Milestone. The event, hosted at Harvard’s John A. Paulson School of Engineering and Applied Sciences, featured a series of panel discussions with industry pioneers in academia and biotech. They talked about how One Milestone's unique positioning will encourage audacious thinking and foster connections—both planned and spontaneous—to create a thriving community at the intersection of cutting-edge research, company creation, and ultimately, life-saving drug development.
