About us

A Raleigh native, Kelly is part of the Carolinas Commercial Real Estate team with Sun Coast Partners Commercial in Sunset Beach. She started her career in economic development and has worked in project management and business development roles in organizations across North and South Carolina, Kentucky and Virginia, establishing and building relationships with prospects and site selection consultants representing business and industry of all shape and size across the US. Now a Commercial Broker with the Carolinas Commercial Team, she represents approximately $60 million in retail and mixed-use commercial property, including nearly 250,000 square feet of shopping center, medical, retail and professional office properties and sales or development of residential, retail, hotel and hospitality development sites. The move to commercial real estate was a natural one when she joined forces with her business partner, David Stuart, in 2016. Her knowledge of zoning, permitting and commercial construction, along with the needs of small business and the ability to help them navigate the requirements and regulations of different municipalities gave Kelly the competitive edge she needed to grow the already strong portfolio of business started by David two decades ago. Kelly is the Broker in Charge of the Sun Coast Partners Commercial Sunset Beach office and leader of the Carolinas Commercial Real Estate Team. She is a CCIM Candidate, North Carolina Economic Developers Association member, Past President of the REALTORS Commercial Alliance of Southeast North Carolina, is a member of Cape Fear CREW (Commercial Real Estate for Women), the International Council of Shopping Centers, and is Past Chair of the South Brunswick Islands Business Development Committee. https://www.commercialexchange.com/agent/5d1533a3ece831000137bb7d

  • ~4,000 sf Office/Retail in Whiteville Professional District FOR SALE! This 4,076 sf building offers excellent storefront visibility and signage on S Lee Street, just south of the W Columbus Street intersection and one block off JK Powell Blvd (Hwy 701 Bypass) and N Madison Street (Hwy 701 Business). Currently arranged with a reception area, several office and storage areas, conference rooms and small warehouse area in the elevated rear, with limited truck access via an existing dock high door for loading and unloading inventory, this building could be opened up and configured in any number of ways for alternative uses to the current office layout. Conference room previously had a roll-up door, which has been walled off. Originally constructed and occupied by Brunswick Electric, then leased by Head Start for 35 years, this building has great bones in a strategic downtown Whiteville location. Located in an Opportunity Zone and a NC Main Street Community, this property neighbors the new 101,000 sf Truist Regional Headquarters, home to over 500 employees and honored with Cape Fear CREW's Economic and Community Enhancement Award in 2021. Columbus County purchased the former BB&T building, across Columbus Street from this property, along with the paved parking lot adjacent to this building, for county offices and an Entrepreneurship Center to support small business. The 19,000 sf building adjacent to this property, former home of The News Reporter printing and publishing operations, was purchased by the City of Whiteville and is undergoing renovations to house Provalus, a company new to Whiteville that will create approximately 200 IT support positions over the coming years. Nearby Columbus Regional Healthcare branded the Center for Robotic Surgery, 'one of the highest volume and most experienced robotic surgical programs in southeastern North Carolina'. Equidistant to the North Carolina communities of Shallotte, Wilmington, Fayetteville, and Myrtle Beach, SC. Downtown Whiteville continually undergoes a comprehensive revitalization process, placing this property in the center of growing business community with an eye towards historical renovation and restoration. As published in The Border Belt Independent "Throughout 2023, Columbus County Commissioners paved the way for more than 10,000 new homes, which would bring at least 25,000 more residents to this county along the South Carolina border over the next two decades. Developers have pushed to make southern Columbus County the next housing hotspot amid overflowing growth in Brunswick County to the east and Horry County to the south, just over the state line." Roof is approximately 12 years old. HVAC is four years old. https://lnkd.in/d7XkYvGS

Congratulations Gary Lanier, Ed.D. for being awarded North Carolina Economic Development Association Small Market Deal of the Year! Throughout 2023 I had the sincere privilege to work with Gary Lanier, Ed.D., Executive Director, Columbus County Economic Development, during the recruitment process of Provalus, an Alabama based company that will provide training and upskilling opportunities for up to 200 employees to pursue long-term careers in information technology in downtown Whiteville. I can honestly say that in my 20+ years working in economic development, and now commercial brokerage, this is one of the most gratifying announcements I’ve had the opportunity to play a part in. Gary trusted to bring me into the process from the beginning, which gave me the information I needed to assist my clients, owners of The News Reporter building, in making the decision to work with the City and County on the purchase of the property, despite other outside interest. Their commitment to the Whiteville community was unwavering which allowed me to work closely with Gary, the City and County Managers and City Attorney through the drafting of multiple agreements put in place to finalize the details of the sale and ultimately the lease back to Provalus. The project began with a recruiting trip in 2019 with North Carolina's Southeast and Bladen County to meet with Provalus leadership at their headquarters in Bruton, Alabama. Despite their efforts, the company choose Manning, SC for that project. When expansion plans resulted in a second visit to Whiteville in 2023, Gary was determined to win the project. Diplomatically and deftly, Gary brought together the City of Whiteville, Columbus County, the Columbus Jobs Foundation, Southeastern Community College, Economic Development Partnership of North Carolina (EDPNC), NC Department of Commerce, the property owners and more to present a comprehensive package that made Whiteville and Columbus County the ideal location for Provalus to conduct its operations. As quoted by Whiteville Mayor Terry Mann, “We need the kind of jobs with potential to keep young people from leaving our area. In the last few days we had one of the most exciting economic development announcements for Whiteville and Columbus County. “Not only is this a big win for the entire county, but economically it also shows what major collaboration between a municipality and the county can do to move a project forward.   Collaboration like this is an example of how our county can move forward. I personally hope that we all move forward with this mindset in the future. If it helps one, it helps us all.” https://lnkd.in/erRN3aeh
