It is no surprise that 2023 was a down year for real estate transactions. Also, not a surprise that office properties have been hurting ever since the pandemic. However, did you know that the average price per square foot for both office and industrial properties sold in Salt Lake City still went up? Check out this data from Cushman & Wakefield reported by Rebecca Lloyd. While multifamily and multi-tenant retail values both dropped, office and industrial spaces resiliently increased in value. The Salt Lake City investment market was led by the industrial sector with $588 million transacted. In 2022 multifamily led the pack, in 2023 it was industrial, what will it be in 2024?

Exciting news for U.S. consumers and homeowners! ...and maybe investors? According to the latest survey by the Federal Reserve Bank of New York, confidence in household finances is on the rise. Despite a 2.3% drop in mortgage application volume this past week, likely due to slightly increasing interest rates, consumers are optimistic. With a median income growth expectation of 3.1% and a 5% increase in spending anticipated in the coming year, it's clear that optimism is high. According to the Mortgage Bankers Association, consumers expect inflation to fall to 2.4% within three years! Will these positive outlooks amongst consumers have an impact on lending and investing?
