The future that leads us to our climate goals is one that everyone participates in. ⭐ As there are more and more things that produce their own data – consumers can sometimes get too much data and have a hard time managing what’s important to them. From a smart panel perspective, when we think about the consumer it is best to consider everything together. ⭐ The theme of data is vital to make the most use of the data and the controls that smart panels provide. Once you have it in place, they all can play just a little bit of a role. ⭐ The standard is what is going to make [smart energy devices] scalable. ⭐ If every appliance in your home can say ‘Here’s what my usage is,’ it can help you understand where your energy usage is coming from and help you save money when you have the knowledge provided to you. Getting access to the data to start that journey is crucial so you’re able to build that decision journey for the customer. ⭐ Privacy is becoming more and more important to consumers. We have the ability to scale dealing with MFA, but that idea is becoming harder. As an industry, we need to be aware of those complications and as the bar continues to rise we need to accomplish the decarbonization goals we all have. There is a smart tech debt that gets built into this – where you’re depending on energy efficiency to pay that debt in order to get the benefits you’re really looking to drive out of it. ⭐ As a manufacturer, we’re constantly looking at new innovations we can give in on new home construction, but also looking at existing home construction. We have a responsibility to deliver actionable data that allows [the customer] to have access to and take control.

Emilie Tullis, VP of Business Development, Renew Home ⭐ Customers are receptive to getting help on energy. We were able to save customers time and money, helping them better understand how to use energy and establish trust. ⭐ We need to get these devices into homes at an affordable price so they can manage costs and participate. ⭐ Automation is a huge part of the path forward. We want customers the opportunity for automation but need to have non-invasive device optimization. Moving away from 4-to-6-hour utility style demand response event and more toward smaller and shorter adjustments that will impact the customer less and deliver different types of grid services. ⭐ We don’t see the Nest thermostat as the only way into the home. We’re really leaning into how we can work with other partners to bring our knowledge and expertise on energy to them as part of their larger customer experience and ownership.

Utilizing smart access has allowed us to provide self-guided touring that works with residents’ schedules. ⭐ I think what we believe is that we need to set the right expectations with the customer up front. Setting up the expectations up front allows the resident to pick the right choice for them. Jeff Hoch, Chief Revenue Officer, ePropertyCare ⭐ If you can’t get the projects to pencil on revenue production or expense reduction, you can’t do these projects. You really have to hit it on both sides. ⭐ A real problem for developers and operators is having too many applications. They’re trying to simplify that for residents. ⭐ A lot of people have a belief system that if they don’t have a managed network, they can’t have a smart solution. Henry Pye, Vice President, Residential Technology Services, RealPage, Inc. ⭐ Right now you have a lot of vendor options and so many different levels of cost. In a tight market we have today with low transactional value and low development, you’re trying to really narrow down what’s necessary. ⭐ There is an incredible interest in the market and opportunities that are retrofitted. The problem is the transactional value: the buying and selling of assets are at an all-time low. ⭐ If we’re going to spend money on these services especially if with the idea that there’s a rent premium attached, it’s in our best interest to market it. Steve Yahnke, Director of IT, Continental Properties ⭐ What many people struggle with in smart technology buildings is: “What is the right balance?” We have residents that are very tech-savvy and others not – we’re focused on determining the balance that doesn’t limit the resident but not put too much out there. ⭐ The resident expects a certain level of tech at their property, but right now it’s really all about keeping it simple. Access control is the most important – they use it every day in several ways.

Aaron Rudenstine, CEO, ButterflyMX® ⭐ Over the last few years, the only buildings that have package management solutions are new buildings and existing building that have invested in this. It takes a lot of human effort to manage this. ⭐ 61% of millennials would move out of a property if it didn’t have smart technology. ⭐ The staff has to process 30 packages per day for an average 125-unit building. If you can remove the need for that human intervention, you would save the staff ~30 hours per month that it requires to process those packages. This is time they can put back into the residents and improve their experiences. ⭐ Artificial intelligence and centralized management are two of the big trends in the industry and it’s going to radically transform smart technology and how buildings are run and operated. ⭐ AI can better predict when services need to be updated and upgraded. Booking a tour on your site has historically been done by people – smart access can be used to access individual parts of the building in a safe and secure manner.
