  • New Showroom for Doheny's!!! Principle Construction has recently completed a new 12,560 square foot showroom and an outdoor pool park for Doheny’s, a pool and spa distributor, located in Kenosha, Wisconsin. This upgraded facility offers a modern space for Doheny’s to display a broader selection of products for potential buyers. “Doheny’s acquired a retail property just a block away from their previous location, allowing them to retain their existing customers and staff while providing a more spacious and comfortable environment to showcase their offerings,” explains Principle President Jim Brucato, who led the project. Doheny’s requested Principle to refresh both the interior and exterior of the building and to design and build a new outdoor pool display. The total building area is 17,275 square feet, which includes the new 12,560 square foot showroom, 3,370 square feet of warehouse space, and 920 square feet of office space. Originally constructed in 1990 and renovated in 2003, the building required several updates to meet modern standards. Principle updated the mechanical systems, installed LED lighting for energy efficiency, and modernized the finishes throughout the facility. Outside, the team rebuilt the parking lot and created a new pool park featuring space for six full-size pools. Darrin Dehmlow and John Cahill from Principle served as project managers, with Scott Nagel as the superintendent. Partners In Design Architects provided architectural services. Construction began in November 2023 and was completed in July 2024.

  • PRINCIPLE CONSTRUCTION COMPLETES WAREHOUSE FOR TRUCKING COMPANY; New location provides additional trailer parking and storage space. This new 6,200SF building at 1001 Raddant Road in Batavia for Superfast Trucking includes 3,900SF of warehouse and 2,300SF of office space on a 1.9 acre site. “This is a fast-growing company needed more trailer parking and space.” says Principle C.O.O., MarkAugustyn. The building has 15 trailer parking stalls and three drive-in doors. We used split faced block for the exterior façade and single-span steel joists for the ceiling to allow for more unencumbered space in the warehouse. The team installed LED lighting supported by 200A service, a smoke control system in the maintenance area, and a split system of grade mounted units for the office space. The roof is 45 mil white TPO and the team also constructed a detention pond on site. Partners In Design Architects served as the project architect, and Spaceco provided civil engineering services.

  • We are thrilled to announce the successful completion of Tailored Brands tenant improvements. “This new facility is going to be very busy fulfilling the apparel needs of dozens of stores and rental facilities in five different states,” says Principle President James A. Brucato. “We are glad to be able to provide services to create a complex system that gives this user the power, water, sewer and gas it needs to clean, store and distribute these clothes. Because of the great location and capacity of this new facility, 96% of stores in the country will be able to receive deliveries within two days.” We want to extend our deepest gratitude to everyone who made this project possible, including our dedicated construction team, partners, and stakeholders.     Tailored Brands Opens New DC in Aurora, IL I had the pleasure last week of attending the ribbon cutting ceremony for our newest DC in Aurora, IL. We had the opportunity to tour some of our community, vendor and veteran based charity partners through the building which is always an added bonus. Thank you Rich Pizarro, Niky King, Jason Owen, Doug Simpson and Andrew White for your tireless efforts on behalf of Tailored Brands, Inc. to make this building a reality. A big thank you also goes to our partners in construction from Principle Construction Corp. which includes Jim Brucato, Mark Augustyn, Mark Frane, Darrin Dehmlow, Stephen Augustyn, James Molzahn, Victoria Dollenmaier and Leslie Smedberg. It was also a great pleasure to host Parker McNamara and Nick Wittman from project44 as well as Diane Kelley from the Fisher House Foundation, Taykeo Unger Jackson from K9s For Warriors, Julia Silva from Folds of Honor, and Casee Weber from Hire Heroes USA. Lastly, I would like to thank the City of Aurora for working so closely with us on this project.   • PRINCIPLE CONSTRUCTION UPGRADES FACILITIES FOR VEOLIA WATER TECHNOLOGIES Principle Construction recently completed several facility renovations for Veolia Water Technologies HPD Plainfield Offices, an evaporation and crystallization company, at 23561 W. Main St., in Plainfield, IL. Veolia is a global leader in water and wastewater treatment. “We originally designed and built the 42,000 square foot office facility in 2001 for Avgeris and Associates who leased the facility to Veolia (then called US Filter). Veolia is an international company that highly values the environment they create for their employees and wanted their facility to continue to reflect their progressive corporate image. To facilitate this, we designed and constructed new state-of-the-art finishes in their offices to match their game-changing work in the water management industry” says Principle President James Brucato, who was the project’s executive. The Principle team worked with Veolia to source products both locally and from Europe for the design of its 42,000 square foot space. Interior and exterior renovations were completed on both the headquarter office building and the Research & Development building at Veolia’s Plainfield campus. Improvements included upgrading: exterior finishes, stairwells, restrooms, and break rooms to provide a sleek and comfortable space for Veolia employees. A key component of the project was completing the renovations in a manner that allowed Veolia to continue with their daily operations while the work was being completed. Principle’s Jim Greco served as project manager on the buildout. Principle’s Scott Nagel was the superintendent. ARCHIDEAS, Inc., designed the new space.     This morning at Principle Construction, we enjoyed French pastries from our client Après Bakery in Lake Zurich, IL. Principle Construction has completed the tenant improvement for Après Pastry & Bakery within the mixed use, residential/retail building located in downtown Lake Zurich, IL. Après Bakery occupies the last remaining space in the building Principle constructed in 2023. Thank you very much Après Bakery!!! Delicious!!!! “This project, located in the heart of downtown Lake Zurich, further enhances the resurgence and prestige of the area while incorporating a bakery business that has been absent for several years. The quick success at achieving 100% occupancy is a testament to the vision Ownership had in mind at the project’s inception.” says Principle COO Mark Augustyn, who was the project’s executive. Customer experience and flow was a project priority. Thus, a new common entrance and pedestrian access corridor from the rear parking lot was added. This corridor not only serves the Bakery, but also the adjacent LZ Flower Shop. Additionally, pedestrian access from the street also required a modification to the front building facade in order ease customer access and allow for a larger outdoor dining experience. The interior features a custom designed cloud ceiling, specialty lighting, flooring, and custom millwork, all to create the ambiance of an authentic, French pastry shop.   Enhanced mechanical, electrical, fire protection and plumbing systems were incorporated to support the specialty equipment and needs of the baking operations. Concealing the MEP systems from view while ensuring their proper operation, in addition to installing a walk-in freezer/cooler left little room for waste or error. Every square foot of space was planned for efficient baking production and enhanced customer experience. Principle’s Andrew Mackintosh served as project manager on the buildout and Principle’s Dave Plunkett was the superintendent. Muran Architects provided the architectural design of the new space and the interior space was designed by Siren Betty.
