PROPERTY MANAGERS – How well do you know the specific vulnerabilities of your property? I was in a parking lot after Friday's rain and came across this low area that created pooling water in handicap parking spaces. While this may seem like a minor inconvenience in August, it becomes a major liability in January and February when temperatures drop below freezing. These areas can create dangerous conditions, leading to slip and falls and increasing your liability exposure. Our pre-winter inspections are designed to identify such risks and integrate them into a tailored snow management plan. In this case, the pooling water in these specific spots suggests a need for more intensive treatment and monitoring to prevent ice formation. Ensuring these high-risk areas receive proper attention helps safeguard visitors and reduces the risk of costly incidents. Don’t wait until winter weather exacerbates these issues. Contact us today to schedule a thorough pre-winter inspection and ensure your property is fully prepared for the cold months ahead. #SnowAndIceManagement #RiskManagement #Liability #Details #Safety The Arrimour Group

‼️PROPERTY MANAGERS‼️ Do you have a winter snow plan that protects your tenants and mitigates risk? Ask yourself these questions: 👉Service Provider: Is the contractor reputable, insured, and certified? 👉Contract Details: Is there a clear contract with outlined services, response times, and pricing? 👉Scope of Work: Does the plan cover all critical areas like parking lots, walkways, and entrances? 👉Response Time: How quickly will the contractor respond to snow events? 👉Snow Storage: Where will snow be piled or removed from the property? 👉Communication: How will updates and issues be communicated? 👉Liability: Are insurance and safety measures adequate to prevent accidents? 👉Documentation: Will detailed service logs be provided and accessible? 👉Weather Monitoring: Does the contractor anticipate snow events and pre-treat areas? 👉Equipment: Does the contractor have the necessary equipment and materials? 👉Review and Updates: How often will the plan be reviewed and adjusted? If your contractor can’t answer these questions, it may mean there is no plan. I have been preparing snow plans for new properties for the 2024-25 season, reach out to me to be included! #Winter #SnowPlan #RiskManagement #Safety #Snow

One of the first things I look for when evaluating a prospective property is the condition of the trees. Elevating trees may be one of the most important elements of a property maintenance program, yet it is so often overlooked. Elevating trees involves pruning off low-lying limbs to "elevate" the tree canopy. If not addressed, these limbs can pose significant safety threats to both vehicular and pedestrian traffic, as well as become a major liability for property managers and owners. Our maintenance programs focus on these crucial details on a weekly basis, proactively addressing them to mitigate risk. Don't let overlooked details like these become a liability for your property. PROPERTY MANAGERS: Contact me to see how we can help implement a risk management strategy for your property. #PropertyManagement #Safety #Liability #TreeCare #CommercialLandscaping #RiskManagement

There is always a hesitation to break a relationship with a service provider. How can I trust a new company? What if the service is worse? How do I know they will do what they say they will do? I always like to show prospective clients a schedule of deliverables not included in a routine scope of work so they know how we control quality of work and maintain proactive communication: Consultation: - Initial consultation to understand needs & expectations of property - Identify pain points - Identify short-term and long-term goals Develop Program: - Create vision for property - basic maintenance needs and budgeting for future expenses - Rewrite outdated scope of work to increase value and reduce costs - Create list of goals to be completed within first 90 days of service Implement: - Onboarding of client with clear communication hierarchy - Monthly Site Evaluation Reports completed to control quality and to track goal progress - Consistency with crews to ensure accountability - Bi-weekly, monthly or quarterly collaboration meetings with client to stay on track Evaluate: - Post-season review with client - Modify program based on budgetary changes, changes to landscape, etc. - Adjust goals - End of year satisfaction surveys This schedule ensures a smooth transition with checks in place to hold us accountable. #OurProcess #LandscapeMaintenance #SnowManagement #PropertyMaintenance #Accountability #Communication The Arrimour Group

I love seeing the results of our team's hard work in the spring. Our detailed technique of tilling all annual beds and adding compost (building on what we’ve added in past seasons) creates nutrient-rich soil that can retain water and protect growth during the hot, dry summers we’ve experienced. Consistent processes lead to consistent results! #Consistency #TrustTheProcess #Color #Summer #Maintenance The Arrimour Group

Overhead shots of the finished design install at Precision Watches & Jewelry. The focus was to create an intimate space for customers inside by creating unique viewsheds looking out from the building, while also maintaining the building's visibility at the intersection of two busy thoroughfares (Welsh Rd and Rt 309). The material selections create contrast and pull from the earth tones of the building's façade to be an extension of the experience inside. Thanks to our friends at WeatherWorks for putting this infographic together. "The number of 90 degree days is an effective way to analyze the “hotness” of a summer. Compared to the 10 year average, all of the Northeast’s big cities saw a higher number of 90degree days in past summers that are similar to how we think 2024 plays out." - WeatherWorks We are looking at a hot and dry summer based on the 2024 summer outlook. This means added stress to plant material and turf, below are adjustments to our services to maintain the health of properties: - Irrigation Adjustments: adjust for longer run times, but less frequently for deep watering of plants and grass. This promotes deep root growth to be less susceptible to drought conditions. - Mowing Practices: Grass will be cut at 4" height to help shade soil and help reduce evaporation. Our team will perform pre-inspection of sites to determine if mowing is needed to limit disturbance on stressed grass. - Details: Since mowing services will not be needed as frequently during summer months, extra time will be spent on detailing. This includes removal and treatment of bed weeds and curb/crack weeds, elevating low-lying tree limbs, monitoring summer annual displays, etc. - Site Inspections: Our team of Account Managers will be increasing site inspections throughout the summer months to look for any insect/disease issues in plant material and grass. Treatment plans will be put in place for any activity observed. #Summer2024 #LandscapeMaintenance #PropertyMaintenance
