Village Voice to Return to Cooper Square

The Village Voice is coming back to Manhattan's Greenwich Village. The company, once touted as America's oldest weekly news publication, announced Wednesday that it signed a lease on 5,860 square feet of space at 36 Cooper Square.
That's the same office that it previously called home for more than two decades. The Hartz Mountain Industries-owned building still has a sign that reads “Village Voice” on its façade.

The Village Voice is coming back to Noho, after a four-year hiatus. The legendary alternative weekly signed a lease at its longtime former home at 36 Cooper Square. The publication occupied the building from 1991 to 2013, with a space ultimately spanning four floors. Village Voice publisher and CEO Peter Barbey said "Greenwich Village is our spiritual home. We're back where we belong." Cushman & Wakefield's Robert Yaffa & Wayne Van Aken Jr. brokered the deal.

Robert Derector Associates, an engineering services company, signed a 15-year relocation and expansion for 33,612 square feet of space at 19 West 44th Street, also known as The Berkeley Building. The firm has been located in the building for more than 13 years, according to Robert Yaffa of Cushman & Wakefield, who represented the tenant with colleague Wayne Van Aken. The move by Robert Derector Associates from its 25,514-square-foot office on the entire 10th floor and part of the 11th floor of the building to its new home, which comprises the entire 12th floor and adds to its 11th floor space, will happen in 2016.

Professional services firm UHY Advisors has subleased the 38th floor of 29,166 square feet at 1185 Avenue of the Americas from The Hess Corporation for a term of 12-1/2 years. Robert Yaffa and Wayne Van Aken of DTZ worked with UHY for about 18 months to identify what Yaffa called “a cost-effective sublease with a high-end installation."

“This is a company that has been consistently ranked as one of the most prominent professional services firms in the United States and its new office will reflect its position in the industry,” Robert Yaffa of DTZ, who represented UHY Advisors with colleague Wayne Van Aken, said in prepared remarks. The sublease runs through the end of 2027 at the 1-million-square-foot building between West 46th and West 47th Streets, according to a DTZ spokesman. The asking rent was $68 per square foot.
