In light of our ongoing expansion and commitment to excellence, we are excited to announce an opening for the role of Capital Program Manager. This is a critical role in the strategic development, implementation, and management of our multifamily asset renovation programs. This position is responsible for the oversight of a diverse portfolio of apartment properties, managing all construction and renovation projects from inception to completion. This role requires a high level of project management expertise, financial acumen, and leadership skills to effectively direct construction activities, personnel, and resources. Key Responsibilities (included but not limited to):


·        Demonstrate exceptional leadership by effectively managing all construction and renovation projects, personnel, and resources within the assigned portfolio.

·        Manage comprehensive renovation programs, including meticulous tracking of budgets, expenses against ROI, schedules, and vendor performance.

·        Develop detailed project scopes of work, schedules, and other key parameters to facilitate accurate bidding and contractual work.

·        Oversee the bidding process, evaluate vendor proposals and provide expert recommendations on vendor selection.

·        Review all contracts and invoices to ensure alignment with the company's strategic and financial objectives.

·        Coordinate with insurance carriers, adjusters, and emergency response contractors to manage emergency projects efficiently.

·        Facilitate seamless communication between construction, property management, and asset management teams to ensure unified vision and approach.

·        Conduct regular on-site visits for project checks, vendor meetings, and to provide support to Construction Managers.

·        Ensure strict compliance with all local, state, and federal regulations and standards.

·        Manage the due diligence process for physical assets, developing property improvement and maintenance plans and budgets.

·        Act as a critical liaison between the company and vendors, ensuring effective project communication and coordination.

·        Communicate and meet regularly with lenders, investors, and partners to provide construction updates and maintain positive stakeholder relationships.

·        Other duties, as assigned.


Competencies:


·        Demonstrated ability to create, manage and monitor capital and renovation budgets and related financial data.

·        Strong interpersonal skills to effectively manage and resolve supplier and vendor issues.

·        Proficiency in computer skills, including robust knowledge of property management software.

·        Ability to work independently with minimal supervision, demonstrating a high level of accountability and self-motivation.

·        Strong organizational skills, with the ability to prioritize tasks, delegate effectively, and ensure proper follow-up.

·        Excellent written and verbal communication skills.

·        Positive attitude, professional demeanor, and team-player mentality.

·        Ability to thrive in a fast-paced, dynamic environment.

 

Requirements:

 

·        Valid driver’s license and up-to-date vehicle insurance.

·        A bachelor’s degree from an accredited college or university in architecture, engineering, construction, real estate or related field is preferred.

·        Minimum of 3-5 years of construction and engineering/architectural experience.

·        In-depth knowledge of facilities management and mechanical equipment.

·        Understanding of the residential real estate sector procurement process and contracting requirements.
