The Superintendent manages fairly complex stand-alone projects from start to finish. This position manages day-to-day operations at the jobsite unaided, receiving guidance/counsel on complex issues. The Superintendent supervises and coordinates various contractors to ensure their contracts are fulfilled on schedule, in accordance with plans and specifications, which ensuring a quality product for the owner. The Superintendent oversees the construction effort to ensure the project is constructed safely in accordance with design, budget and schedule, directly supervises the field labor force, manages the owner and subcontractor relationships and is responsible for directing and mentoring onsite staff.
Responsibilities
Prepares detailed and timely daily reports. Incorporates/reviews subcontractor’s daily reports for issues, coordination and claim avoidance.
Assists with development of work scopes and front end documents for bidding to create clear and concise scopes of work, assists with bid process, including participation in post-bid interviews and answering bidder questions, identifies potential contractors to bid based on project requirements and ability to perform intended scope
Enforces corporate safety policies on jobsite, including pre-task safety planning and providing key responsibility for safety compliance in the field
Ensures project rules and procedures are maintained and checks progress and quality of work being performed
Observes and interfaces with contractors or trades to enforce responsibilities, monitor work performance and productivity, and coordinate project changes
Oversees creation and completion of punchlist process
Supervises, coordinates and sequences contractor’s work to minimize interference between various contractors on the project
Assists with any commissioning activities
Initiates set-up of project schedule; maintains and manages schedule, including preparation of detailed short-term schedules and ensuring all activities take place on or ahead of scheduled dates
Assists with inspection process
Runs contractor coordination meetings
Organizes/manages day-to-day on-site field labor force
Assists with initiation of set up of jobsite, including mobilization of trailer and setup of field and processes
Assists PM with management of overall budget and forecasting of usage, by helping to control cost and monitoring potential changes from contractors, including time and materials
Develops site logistics plans for entire project with assistance to maximize productivity and minimize impacts to building occupants
Involvement in seeking repeat and new business sales
Requirements
5+ years of direct supervision of projects including trades
4-year technical/engineering degree or equivalent combination of education/experience required
Strong ability to effectively communicate with all members of the team including contractors, architects and owners. Ability to negotiate and professionally handle conflicts and confrontations.
Demonstrated knowledge in construction principles, practices and methods, performance standards, environmental regulations, workplace safety, and union relation
Healthcare, sports, higher education, manufacturing and/or other market experience preferred
