, Job Description
The Critical Facilities Director is responsible for maintenance and operation within their assigned area of operations. Responsibilities include management and oversight of prospective and existing customers, vendors, employees, and the T5 reputation in the respective region and the Data Center industry.
Operations
Provide leadership and ultimate oversight of onsite facilities management teams, logistics teams, and site services teams for multiple facilities in a region or a single facility with additional areas of corporate or customer oversight
Ensure no loss time injuries at all facilities
Ensure 100% uptime at all facilities
Oversee operation of critical electrical, mechanical, and life-safety equipment
Perform maintenance of critical electrical, mechanical, and life-safety equipment (must include professional knowledge and hands-on experience with generators, switch gear, UPS systems, and cooling plant)
Monitor and maintain load balance of critical electrical and mechanical systems
Work closely with customers’ project managers to ensure space, cooling and power requirements are achievable without jeopardizing building systems
Coordinate and oversee contractors, vendors, and subordinate building engineers
Identify vendor requirements, spearhead vendor selection process, and oversee vendor contracts and manage all vendor relationships, including scope, SLAs, and negotiation of financial terms
Interface with customers to ensure critical infrastructure integrity
Liaison between clients, ownership, and T5
Act as the POC to support account profitability through judicious union wage negotiations
Develop and implement operations best practices; incorporate operating standards into security and operations practices and staff training
Ensure compliance of standard operating procedures and safety procedures by vendors, customers, and other parties
Ensure compliance with applicable codes, requisitions, government agencies and familiarity with company policies and procedures
Identify areas for process improvement and cost savings, work with T5 management to evaluate, and implement as needed
Develop budgeting strategies, work with accounting on budgeting, and work with variance reports
Work with the Critical Facilities Managers and Facilities Management leadership to oversee all aspects of employee management including, but not limited to: hiring, scheduling, training and development, and performance management
Recruit and train operations engineers
Lead tours with prospects as the key facility representative
Lead and support corporate-level, portfolio-wide T5 initiatives
Develop and deliver Data Center Facility Management presentations at industry events
Contribute to product development
All other duties consistent with your role as you may be assigned by T5 management
Reporting
Act as the field point of contact for all electrical and mechanical contractors, vendors and building engineers
Act as the field point of contact for building owner/ owner representative regarding building systems and common area maintenance issues
Act as the field point of contact for local utility providers as related to delivery and quality
Responsible for day-to-day reporting to customers’ operations management, including integrating, maintaining, and following customers’ escalation protocols
Procedures
Responsible for executing Standard Operating Procedures (SOP), Methods of Procedure (MOP), and Emergency Operating Procedures (EOP) for critical and non-critical equipment and systems
Review, develop, and complete operational manuals; test operations procedures
Handle risk assessment and mitigation
Responsible for executing maintenance tasks in accordance with manufacturers’ guidelines
Ensure maintenance schedules are met and documented in CMMS program
Execute daily routine checklist for critical equipment monitoring
Execute review process for contractors, vendors and suppliers
Develop fulfillment and customer response functions for operations staff
, Qualifications
Education And Experience
Bachelors degree, or equivalent experience, advanced degrees preferred
10+ years management experience in mission critical data center environment(s)
10+ years personnel management experience, including prior direct management of non-exempt shift-based employees required
Develop and maintain positive working relationships with others at all levels of the T5 organization from facility-level direct reports to executive management, as well as existing and potential customers, and external vendors and suppliers
This position may require on-site emergency response
Knowledge, Skills, Abilities, And Competencies
Exceptional verbal and written communication skills required for interacting with internal employees and leaders, and external contractors and customers
Exceptional analytical and decision-making skills required for understanding and evaluating complex problems, including analyzing a problem, identifying solutions, and selecting the best solution
Financial acumen including the ability to create and understand budgets, financial analysis, and invoicing
Able to prioritize work based on business and customer demands
Able to work within all levels of the organization
Able to participate and engage in C-level discussions and conversations pertinent to facility operations
Able to lead customer-requested business reviews and audits
Able to understand and train others on electrical and mechanical systems, as well as other technical aspects of facilities management

Able to articulate concepts and ideas to a non-technical audience
