🔥 "Retailtainment" is the hottest new trend in commercial real estate. 🔥 From immersive showrooms to themed environments, retail stores are changing in 2024 to keep up with the rise of online shopping—and it's working. 📈 And Fort Wayne is seeing its fair share of retailtainment scattered throughout the city. National stores like Trader Joe's and DICK'S Sporting Goods "gamify" their spaces with hide-and-seek games and gear or equipment testing. 🏌️ But there are also more local retailtainment ventures, like The Fairfield, a new development that will be a multi-faceted entertainment hub, including Pinhouse Social, Urban Golf, and The Fairfield Wedding & Events. 👰 Another Fort Wayne retailtainment example is Sweetwater Sound, whose headquarters houses a coffee shop, a game area, a salon, and much more alongside their music retail store. 🎶 And Ducky's will be a restaurant and duckpin bowling venue at one of the newest downtown Fort Wayne developments, Surack Enterprises' The Pearl. Other local places like Swizzle, Round Table Games & Curt's Cafe, and DeBrand Fine Chocolates have games and enhanced shopping experiences. They want to focus on making the stores they keep even better and opening smaller ones. Macy's has been trying to keep up with shoppers who want different things now and areas where it's tough for stores to do well. So many brilliant interactions with customers and partner brands; it's affirming to open another location to great applause. If you read the news and took it in, you'd think now was an appalling time for retail, and I guess for a lot, it is. However, we are so thrilled that customers are wanting to shop consciously. More than 50% of malls still have legacy anchors that no longer draw the same level of traffic as they once did. These anchors were highly effective during the Industrial Revolution era, but they can no longer meet the needs of modern consumers who demand experiences, convenience, and flexibility. To remain relevant, mall spaces must engage communities and offer what consumers want. For example, converting malls into lifestyle centers with restaurants, daycares, dog care facilities, parks, gyms, and other engaging features would make them more appealing to visitors. Many mall retailers lack differentiation and primarily use their spaces as distribution points, effectively competing with Amazon. However, shopping needs to be fun, unique, personalized, and enjoyable. Most people are no longer excited to visit stores like Macy's or J.C. Penney.

Washington Prime Group Inc.'s CEO, Christopher Conlon, spoke during the University of Cincinnati Real Estate Center 's May Roundtable this morning. Here are some notes: • Trending / "Hot" retailers in their portfolio include Scheels and Market by Macy's • "Pioneers" in their older malls who often change the direction of the asset include Warby Parker, lululemon, SEPHORA, Shake Shack, Buck Mason, Faherty Brand, and Nike. Often push for termination rights and start with % rent. Still demanding marketing $ and co-tenancy • Demolished 130 Million SF and only added 4 Million SF in the last 2 years. Highlighting the fact that open-air and enclosed mall owners are preferring to repurpose space over new construction • Challenges Ahead: Overall health of the consumer is a concern.
