This is a good article. Good job Larry Jones I have seen many restaurant conversions do well, but I have also seen many fail. Converting an existing facility should be considered with great care. Most frequently failures are due to ingress/egress issues. Visibility helps, but not if you can't easily get in and out. Before you invest in a site, I would drive to and from it multiple times during different times of day. Figure out where your customers are coming from and where they are headed after they leave. Can they turn right into your lot to pick up dinner on the way home? Or can they turn right into your lot to pick up coffee and breakfast on the way to work? If they must turn left, is there a stoplight that makes this easier? When they are approaching your restaurant, are they able to see the signage before they pass the entrance? If they accidentally go by your entrance, how easy it is to turn around and come back? Is it even possible to drive around the block and come back? Sometimes ingress/egress issues are not obvious until you are in the car trying to get there. Sometimes people get excited by a property that is highly visible and located near a busy intersection. That's great, but if your customers can't easily get in and out, that is a problem. A friend of mine calls sites like that "a statue of Liberty" because you can see it, and it looks beautiful, but it is hard to get there. Another thing, you should absolutely check in with the local transportation/highway departments because if a road project is planned adjacent to your site, you could suffer a severe loss of traffic due to impaired access.
