Three things we’ve learned along the way: 1) It’s not for every building or project. Challenges and unforeseens will present, so be prepared. It is not new construction. 2) It’s faster than new construction. It’s also way more sustainable. This means as an owner you can get to market faster. Put that in the proforma. 3) Put your team together early. None of us know “what it’s going to actually cost” until we move through means and methods, complete due diligence, and determine the real critical path. The presenter Steve Smith of Cooper Carry showcased their work on The Foundry adaptive reuse project which transformed an obsolete 600,000 SF office building into a 520-unit mixed-use residential destination that has catalyzed development in the surrounding neighborhood.
