When purchasing an Airbnb/Vrbo, most people try to buy something "turnkey" if possible. Preferably the biggest home they can buy because they believe this is how they will make the most money. However, most people mistake furnished for turnkey and fail. This mentality was the primary cause for the once trending #Airbnbust, meaning, do the least amount of work for the greatest return. This strategy may work with long-term tenants but it will never fly with vacation rentals. For investors wanting to make the most bang for their buck, here's my advice. Only buy a piece of real estate that you can invest heavily into making it stand out from the crowd. You should be putting more money into the furnishing and design of the property than you do in the down payment. The days of having a nice, clean property being enough are gone. Unfortunately, there's more to it than this. This is a very crowded space. Not only do you need to have a beautiful piece of property in a great location, but either you or a company that you hire need to be great at hiring and managing people, including housekeepers and contractors. Additionally, you need to be great at design. You also need to know what motivates people to book one property over another. Sadly, almost no investors know how or are willing to learn what it takes to succeed in this business, and even more tragic is neither are most property managers. Even if you decide to go with someone else to help you purchase or manage your vacation rental, go with someone who is passionate about the industry, keeps up with trends, and puts your success above their own. You can rent a property from a landlord, list it on Airbnb with permission, and profit ~$2,000/mo. This is the best way to generate short-term cash flow. Let’s say you have access to $50k (either through savings or debt) You can use that as a downpayment for your own property and cash-flow $2k/mo on Airbnb. Or… You could use that to sublease & furnish 3 properties and cash flow $6k/mo on Airbnb. Owning has its advantages in the long-term, but if you’re looking for short-term cash flow to replace your 9-5, subleasing is a great option. To do this you have to sign a 12-month subleasing agreement with the landlords. You should also add the option to renew after that first year so that if you’re both happy with the agreement, you can just continue the lease. With Airbnbs, you can generate higher nightly rates, potentially leading to bigger profits. However, it's dependent on occupancy rates and seasonality. With traditional rentals, they offer a steady, predictable income with less fluctuation. You are guaranteed that rent will come every month without fail. You don't get the same assurances with Airbnbs. Time Commitment If time is money, how much of it are you willing to invest towards your rental venture? What you need to understand is that, Airbnbs require more active management, including cleaning, communication with guests, and managing bookings. All these are daily tasks. Whereas with traditional rentals, they requires minimal hands-on involvement after finding a tenant. The maintenance and day-to-day hassle becomes the responsibility of the tenant.  Flexibility Renting out an Airbnb allows you to use your apartment occasionally or rent it out whenever you need. You get to decide when it's available and when it isn't. This flexibility gives you room to get creative during the slow months to do something else with the property. For example, when tourists are scarce, you can offer services to the local markets with your property as a venue for day events. Traditional renting limits your access to the property unless you find a short-term sublet. Once the ink on the lease has dried, you will only access the property once it has lapsed. Legalities Legally, are you allowed to offer short-term stays in that property? Communities are usually skeptical about short-term stays due to security reasons. The high traffic of passers-by is a security risk. Do your research because local regulations may restrict short-term rentals. Check zoning laws and permit requirements. Traditional rentals have fewer legal restrictions, but standard landlord-tenant laws apply. Ultimately, the best choice depends on your individual priorities and circumstances.
