I frequented both Foxtrot and Dom's Kitchen & Market. Spending time in the Chicago and Washington D.C. areas the past few days, it is shocking to see these stores rapidly shutter. Foxtrot was a creative convenience store concept that raised over $150 million in capital from such well-reputed venture capital and growth equity fund managers as D1 Capital Partners L.P. Monogram Capital Partners, Imaginary, Almanac, Wittington Ventures, Fifth Wall and Beliade, Lerer Hippeau and Revolution. The fallout seems to be in the early innings with the sudden massive layoffs across the companies and staff in the Chicago, Dallas and DC areas. What were the specific reasons? Update on what I'm working on: Novel Ice Cream We’re in our busy season right now. Both shops are poppin'. I’ve got the lease in my inbox for location 3. Once I get that signed, we’re ready to go. The buildout process is grueling. Especially for someone who likes to move quickly. But it’s out of my control. Looks to be around 2 months out. Novel #4 is on pause. The current tenant had a change of heart last weekend and is rethinking whether they want to leave the space or not. I know we’ll get this one done. Just a matter of time. Remix Coffee I released the name in my newsletter yesterday. But I'm excited to announce this new concept. Tyler (our electrician) is getting all our equipment wired up by tonight so we can start ordering products and finalizing the menu. I'm pumped for opening day. I added a walkthrough of the space in the comments. 2nd Acquisition I've continued to review deals even through my first acquisition but I've been slacking for a few weeks. No progress on this right now but working with 2 partners to find our next deal. When I have a solid one, I'll share it with you here. Food Hall This project will be a slow mover over the next 24 months. Once the lease on Novel #4 is signed, the entire property is out of probate, and I exercise the option to purchase, I’ll start bringing experts out to the property to begin the buildout plans. I will be converting two buildings into one giant food hall occupied by local food and beverage brands. I hope that we become the top incubator for new concepts out of Arizona. Community I've got 4 more events coming up. Things are happening! Even across state lines. I hosted my first Austin meetup at Meanwhile Brewery this weekend. We had a good group of about 20. Met some very talented people. There’s a need for a community like this out there. So I’m excited to build it. The last Phoenix SMB Social had close to 125 people. And I'm hosting my 5th one tomorrow in Downtown PHX if you're around. I’m not sure if I’ve shared my goal with this community though. It’s no secret that Hood County continues to grow — but the recent announcement that two well-known businesses are now planning locations in Granbury is definitive proof that this small town is slowly transitioning to a big city. Two new businesses — Jersey Mike’s Subs and Bath & Body Works — will soon set up shop in Granbury! JERSEY MIKE’S SUBS Jersey Mike’s Subs officially registered with the TDLR March 27, and is planning a 2,065 square foot location at 714 East U.S. Highway 377, Suites 726 and 728 in Cellular World Plaza — a location previously occupied by Papa John’s Pizza. The privately funded project will cost an estimated $429,787 with renovations scheduled to start July 24, and a completion date of Oct. 29. With nearby locations in Weatherford, Benbrook and Fort Worth, Jersey Mike’s Subs is an American submarine sandwich chain headquartered in New Jersey. It is also one of the largest sandwich chains in the United States. Jersey Mike's offers a wide variety of both hot and cold subs to hungry customers across the country, according to the Tasting Table. Cold subs come in three sizes — mini, regular and giant — while hot subs are only available in the regular and giant sizes. BATH & BODY WORKS Although Jersey Mike’s will be a fan-favorite for many, the excitement for Bath & Body Works is unmatched for local fragrance lovers. According to the TDLR, BBW is planning a 5,115 square foot location at 3736 E. U.S. Highway 377 in the Luton Ranch strip mall next to Ross Dress for Less. The privately funded project will cost an estimated $350,000; renovations will begin June 24. The project completion date is currently scheduled for Aug. 23. With nearby locations in Weatherford, Burleson and Fort Worth, Bath & Body Works is known as the “go-to place” for soaps, lotions, fragrances and candles. The popular American retail shop was founded in 1990 in Ohio. As of Feb. 21, there are currently 1,743 Bath & Body Works locations in the U.S., according to Scrape Hero. “New businesses usually ask the city to keep their plans confidential, giving them the opportunity to share their news with the public,” Director of Economic Development Lance LaCour told the Hood County News via email. “The City Economic Development Department is currently working on multiple projects that would bring nationally known retailers to Granbury, as well as recruiting other, more industrial-related projects. But fast forward to today, and we're witnessing a trend in reverse: doors closing, concepts flipping. So, what's going on? Let's cut to the chase: the business model is biting back. Here's the deal: most Food Halls operate on a lease or management agreement, subleasing space to those plucky, independent vendors we all root for. But let's talk numbers – those rents aren't just steep; they're Everest. And guess who's footing the bill? Yep, the vendors. On top of that, running a Food Hall? It's like orchestrating a symphony, only every musician is a mini restaurant juggling cleaning, customer service, and marketing – all with a skeleton crew. Now, onto the traffic jam. Volume is king in the Food Hall kingdom, where the promise is quick, affordable bites. For years, retailers have flocked to set up shop in “it” neighborhoods in New York City. Before the #pandemic, as well as during the first couple years of its recovery, #Soho and #Nolita reigned supreme, with Valentino, Wilson Sporting Goods Co. and Vuori all opening stores there. #Williamsburg has also been buzzy among #DTC businesses, thanks to its chic cafes, thrift stores and waterfront views. Now, tides are shifting, and brands of all types and sizes — not just high-end ones — are making the move to #Midtown. Much of this is due to a major revamping of Rockefeller Center, which encompasses six square blocks. All in all, it’s a promising sign for the continued post-pandemic recovery of New York City, one of retail’s biggest markets and a major business capital.
