South Florida’s Most Affordable Apartments Retain Pandemic Pricing Gains Miami and Fort Lauderdale Multifamily Transaction Activity Outpaces Broader Nation The healthier performance of more affordable rentals has attracted investor interest, with this market segment seeing a higher share of transaction activity in the last few quarters. In fact, the share of 4- and 5-star transactions in the market has fallen from a recent peak of around 9% of trade counts to just 5% over the last year. While it is clear that recent investor activity has shifted away from luxury properties, long-term trends continue to highlight the health of the entire apartment market in South Florida. In the US, 1.6 million new apartments were built between 2020-2023. Another 1 million+ expected between 2024-2025. My wife loves watching Real Estate “reality” shows. I can’t stand them. I’ve never once closed a deal in a night club. Never spent $5K for entertainment at an open house. I saw three that rented for $40K a month. That’s right. $40K a month. What’s your lifestyle like if you can spend $40K a month on your apartment. Irvine CA & LA came in first place, with Boston right behind them. San Diego came in right behind Boston. Hopefully, the governor’s plan will address the affordable housing issue in Massachusetts. Renters leased 4,800 units last quarter, signaling a shift toward equilibrium in supply and demand.
