Why Green Building Certifications Matter for South African Business Owners 🍃 In the competitive world of commercial real estate, green building certifications like LEED (Leadership in Energy and Environmental Design) and Green Star are becoming increasingly important. For South African business owners leasing office or warehouse space, these certifications offer significant benefits that go beyond just being environmentally conscious. What Are Green Building Certifications? Green building certifications are internationally recognised benchmarks that measure a building's sustainability performance. Certifications like LEED and Green Star assess various factors, including energy efficiency, water usage, indoor air quality, and the use of sustainable materials. Achieving these certifications indicates that a building meets high standards of environmental responsibility and resource efficiency. Why Do They Matter? Cost Savings: Certified green buildings are designed to be more energy and water-efficient. For tenants, this translates into lower utility bills and operating costs. Over time, these savings can add up, making green-certified spaces more cost-effective. Healthier Work Environment: Green buildings prioritise indoor environmental quality, leading to better air quality, natural lighting, and a more comfortable work environment. This can improve employee well-being, reduce sick days, and boost productivity. Attracting Top Talent: Today’s workforce is increasingly valuing sustainability. By operating out of a green-certified building, businesses can enhance their brand reputation and attract employees who prioritise environmental stewardship. Higher Property Value: For landlords, a green certification can increase the property’s marketability and value. Certified buildings often attract higher-quality tenants who are willing to sign longer leases, reducing vacancy rates and turnover. Environmental Impact: Green certifications contribute to reducing the carbon footprint of buildings. For businesses committed to sustainability, leasing a certified space aligns with corporate social responsibility goals and demonstrates a commitment to the environment. At CIRES Property Solutions, we understand the growing importance of green building certifications. Whether you’re looking for office space or a warehouse, we can help you find a property that not only meets your business needs but also supports your commitment to sustainability. In today’s world, the construction industry is embracing green building practices like never before. These practices are not just beneficial for the environment but also offer significant economic and social advantages. 🌱 Why Green Building Matters: Green buildings reduce carbon footprints by using energy-efficient materials and renewable energy sources. They also promote water conservation and waste reduction. Energy-efficient buildings lead to lower operating costs, higher property values, and greater returns on investment. According to the World Green Building Council, green buildings can reduce energy consumption by up to 30%. Improved indoor air quality, natural lighting, and the use of non-toxic materials create healthier living and working environments. Key Certifications to Look For: - LEED (Leadership in Energy and Environmental Design): A globally recognised symbol of excellence in green building, LEED certification covers all building types and focuses on energy savings, water efficiency, and CO2 emissions reduction. - BREEAM (Building Research Establishment Environmental Assessment Method): Originating in the UK, - BREEAM is one of the world’s leading sustainability assessment methods for master planning projects, infrastructure, and buildings. - WELL Building Standard: Focuses on the health and wellness of building occupants, addressing air, water, nourishment, light, fitness, comfort, and mind. - Green Star: An Australian rating system for the design, construction, and operation of sustainable buildings, fit-outs, and communities. Success Stories: - The Edge, Amsterdam: Known as one of the greenest and smartest buildings in the world, The Edge has achieved a BREEAM score of 98.36%. - Bullitt Center, Seattle: Dubbed the greenest commercial building in the world, the Bullitt Center is designed to have a 250-year lifespan and produces more energy than it consumes. Embracing green building practices is not just a trend but a necessity for a sustainable future. Businesses and individuals alike must prioritise sustainability to mitigate climate change impacts and promote healthier living spaces. Let’s build a greener, more sustainable world, one building at a time. 🌍🏢 #GreenBuilding #Sustainability #LEED #BREEAM #WELLBuildingStandard #GreenStar #EcoFriendly #SustainableLiving

🌱 Exciting news for urban sustainability! 🌱 In cities like Austin, Texas, and Seattle, local governments are pioneering initiatives to integrate green roofs into new developments. These efforts are specifically designed to address local environmental challenges and urban planning needs, but they share a common goal: to advance sustainable urban development, reduce environmental impact, and foster innovative green building practices. Key highlights: 🌿 Environmental benefits: Green roofs are cooling down our cities, improving rainwater management, and enhancing air quality. They're not just good for the environment; they make our cities more liveable! 🌿 Cost-effectiveness: Yes, green roofs require an initial investment, but the long-term savings from reduced energy use, increased roof longevity, and efficient water management can see them paying for themselves in as little as six years! 🌿 Technological advances: Thanks to new materials and smart technologies, green roofs are now easier to install and maintain than ever, making them suitable for both new buildings and retrofits. 🌿 Incentive programmes: Cities across the UK are rolling out incentives for green roofs, recognising their crucial role in urban planning. Charting Ireland's Green Construction Journey: Hurdles and Progress In the race to make #ireland carbon-neutral by #2030, the #construction sector stands at the forefront, contributing 30% of the country's carbon emissions. Despite a national retrofitting initiative, progress remains slow, with only 2 out of 238 #government office buildings achieving an "A" Building Energy Rating (BER). The European Energy Efficiency Directive's push for Nearly Zero Energy Building (NZEB) standards in 3% of government buildings adds urgency, emphasizing both efficiency and performance. While the public sector grapples with its carbon footprint, private enterprises are proactively embracing sustainable practices. Savills in the UK suggests a six-point plan to incentivize sustainability, proposing higher rents for environmentally conscious spaces. In Ireland, the challenge intensifies with an aging building stock, particularly in Dublin, where 78% of office buildings were constructed between 1955 and 2005. This demands innovative solutions for retrofitting and modernization. Savills recommends strategic decision-making during lease breaks, presenting opportunities to vacate older, inefficient buildings in favor of energy-efficient, modern alternatives. With leases on 446,000ft² of office space set to expire between 2023 and 2025, a pivotal window for change opens. Key figures, including Orla Coyle, Head of Energy and Sustainability at Savills Ireland, underscore the importance of seizing this opportunity. By modernizing a significant portion of its building stock, the government can take a substantial stride toward achieving decarbonization objectives. It is going to take a herculean effort by the construction sector to meet the 2030 carbon neutral target Recruitroo we are primed to deliver against your #talent requirements to meet these ambitious targets.

According to a report by JLL, there is a growing demand for sustainable buildings, with tenants willing to pay extra for environmentally friendly features. However, the supply of such buildings is struggling to keep up with this demand, resulting in a shortage in major office markets. This article discusses how the increasing demand for green-certified buildings is raising rental premiums as more businesses commit to climate-friendly initiatives. Building owners also face higher costs due to climate-related events such as heat waves, floods, and droughts. Additionally, there are evolving regulations that building owners and operators need to stay informed about. To learn more about how to address these challenges, you can read the article "Demand for sustainable buildings outstripping supply, JLL says" from Facilities Dive. #sustainability #greenbuildings #facilitiesmanagement https://lnkd.in/e8MXwkAu
