The NSW Government, in collaboration with the Government Architect NSW, NSW Department of Planning, Housing and Infrastructure, has launched an innovative interactive map that showcases exemplary designs of low and mid-rise homes. These include terraces, manor houses, townhouses, and smaller apartment buildings. These housing types are not just buildings; they are integral to the fabric of our communities, blending historical charm with modern needs. Imagine a future where every neighbourhood boasts a mix of housing options that cater to diverse lifestyles and family structures. Picture streets lined with beautiful terraces, vibrant townhouses, and elegant manor houses, all within reach of essential amenities and transport. This is not a distant dream but a tangible reality we can create together. However, it's not just about the buildings; we must also focus on infrastructure development and community needs. By integrating diverse housing with robust infrastructure and essential services, we can enhance the vibrancy of our communities without adding pressure. Together, we can build neighbourhoods that are inclusive, sustainable, and thriving.

I am on my way to Sydney this afternoon until the 21st of May to progress our advanced CLT modular offering implementation on a showcasing project. Last year, we presented our fast-to-market solution to the NSW government with our Thrive Alliance consortia, which has over 100,000 major CLT urban projects worldwide. Unfortunately, finding developers in Sydney with a "sense of social responsibility" is rare. Over the last 50 years, I have greatly respected historical overlays as a proven "Placemaker" of quality mid-rise apartments and townhouses in historically sensitive precincts. This has gained much community support, which became our best buyer base. These projects have achieved above-average market capital growth for decades and are tightly held. With my sense of social responsibility, I have set aside up to 30% of all these major residential urban projects for affordable housing with no mandatory requirements on public land I won at either State or Local Government tender. Unfortunately, the NSW Government web page offers few options for demonstrating how "New can blend with Historical overlays." "Speed to market "is the market opportunity for CLT's advanced modular construction. The Thrive Alliance has over 100,000 major CLT urban projects worldwide. Our "Thrive Alliance" Cross-Laminated Timber (CLT) in Australia and Internationally is made from renewable plantation forest trees. CLT=stored carbon capacity is up to 40,000 "residential grade" midrise apartments per year, targeting the "Baby Boomers" and "Essential Workers" including social housing on a scale (including disability workers) across Australia, including Regional Australia, built in up to 75% less time than current custom construction methods, in excellent designs, detailing and finishes with almost zero waste of valuable building materials. I cannot think of one major residential urban project in Metropolitan Sydney that's successfully executed, blending with new and historical overlays, in any major urban project.
