Part of the new rules that came out in December for Local Law 97 was a credit for early electrification work that can be applied towards emissions reductions. This is a massive incentive for building owners, and the incentive is even greater if done by 2026. #LocalLaw97 #CarbonFootprint #GreenBuildings

Interesting read from Bloomberg Law on #LocalLaw97 compliance rates. 1️⃣ A preliminary review by the NYC Department of Buildings shows that only 11% of New York’s buildings are not on track to meet the requirements of #LocalLaw97. 2️⃣ According to the article, "The law is having its desired effect, that building Owners are finding the resources and the technologies to come into compliance, and that they are taking it seriously". 3️⃣ Many more buildings are out of compliance with the next set of reduction targets that start in 2030 as they require complex and expensive retrofits. The article discusses the potential for the Adams Administration to potentially relax penalties for Owners making "good faith efforts" when his administration issues the next set of regulations.

RECs— contracts between building owners and clean-energy producers — in the Local Law 97 scoring regime. Today, building owners can use RECs to procure clean electricity that can be delivered to the larger New York City grid to offset their building’s emissions from electricity usage. But environmental groups have been demanding that the Adams administration set a more stringent standard, one proposed by the Local Law 97 advisory board and supported by energy experts, to limit the use of RECs to offset no more than 30 percent of a building’s total emissions.
There are some good things to like and some things to dislike in the proposed rules. The sign of a fair deal is that no one walks away happy. My take is that's where we are right now.
