This loan will be passed on to the Embassyโs project partner, Manyata Promoters Pvt Ltd., a shareholder in Embassy Manyata Tech Park, a prominent IT SEZ in Bengaluru. ๐๐ฒ๐ ๐ฃ๐ผ๐ถ๐ป๐๐: -Embassy Group will lend the funds from Piramal Finance to Manyata Promoters Pvt. Ltd. Reddy Veeranna, the chairman and managing director of Manyata Promoters, holds a ๐ฎ๐ฒ% ๐๐๐ฎ๐ธ๐ฒ in the IT SEZ, with the remaining shares owned by Embassy Group and Blackstone Group Lp. The loan will help Manyata Promoters repay around ๐๐ก๐ฅ ๐ฑ๐ฌ๐ฌ ๐ฐ๐ฟ๐ผ๐ฟ๐ฒ owed to Blackstone and Embassy and will also provide growth capital. -Embassy Group has filed for approval from the Securities and Exchange Board of India (SEBI) for a real estate investment trust (REIT) listing. -The proposed REIT portfolio, which includes Embassy Manyata Tech Park and other office parks, spans over ๐ฎ๐ฑ ๐บ๐ถ๐น๐น๐ถ๐ผ๐ป ๐๐พ. ๐ณ๐ and is valued at ๐๐ก๐ฅ ๐ฎ๐ฌ,๐ฌ๐ฌ๐ฌ ๐ฐ๐ฟ๐ผ๐ฟ๐ฒ. -In early 2016, Manyata Promoters raised ๐๐ก๐ฅ ๐ณ๐ฎ๐ฑ ๐ฐ๐ฟ๐ผ๐ฟ๐ฒ from IIFL (India Infoline Group) and Edelweiss Financial Services Limited. The funds were used for new development projects and to repay existing loans. Amidst this craziness, it is also heartening to see developers strengthening their balance sheets by reducing debts. The bull cycle will not last forever, but the strength of the balance sheets would help players to tide over the next slowdown.
