There's a major shakeup happening in the real estate industry, and it could mean significant changes for both home sellers and buyers. Last Friday, the National Association of Realtors (NAR) agreed to a whopping $418-million settlement deal with a group of homeowners, which will bring about major changes to how commissions are publicized and paid. If the courts give it the green light this coming July, the settlement will likely bring about the following changes: ☛ Buyer's Agent Commission No Longer Published in the MLS: The Buyer's Agent Commission field will no longer exist, and buyer's agents will have to call the listing agent for the buyer's agent commission. ☛ Each to Pay Their Own Agents: Buyers can expect to pay their own agents directly, rather than the seller covering the cost. ☛ Potential for Fewer, More Qualified Buyer's Agents: This is where the true professionals will rise to the top and present their service and value proposition to potential homebuyers and earn a formal signed buyer agency agreement and commission. What this means for you: ⚠️ Sellers: You can still offer buyer's agent commissions to be aggressive when selling your home, but we will probably see it start to taper off from most listing agreements. ⚠️ Buyers: Be prepared to sign a formal agreement and pay your agent directly as part of the cost of buying a home.
