Observations from recent space tours with clients: ▷ There is a massive difference in the quality of building amenity centers. Some buildings have nailed it, while others have missed on what tenant’s want. Just because a building has an amenity center doesn’t cut it; the functionality of that space is paramount. ▷ High ceilings are unanimously liked. The importance of views is subjective. ▷ Floor plate configuration matters greatly and each building’s core is unique. Clients often realize what type of core is best for them after conducting initial tours. ▷ It’s not just the space that matters. Bathrooms are also important - what do they look like, and what is the fixture count in each restroom. ▷ It’s great for clients to tell you that they don’t like certain buildings and spaces.
