Utah is one of the most favored states for commercial real estate investment. Having sold numerous properties in the last 12 months in the State, cap rate returns tend to be lower than most places in America. For example, I sold a 10 year double net Chipotle in March at a 4.83% cap rate (above list price) while most Chipotle's are trading in the 5.5% cap rate range. Another example was a Jersey Mike's / all franchisee credit strip center I sold at a 6.1% cap rate in April - most strip centers trade in the 6.5-7.25% cap rate range. Why is that? Investors view the economy as stable, low crime, and high growth which is the starting point. Ultimately, its further driven by a supply / demand imbalance that supersedes a requirement by most investors to have positive leverage. The Carl's Jr. closing referenced below had only 5 years of term remaining, but received 5 offers due to the fundamentals of the real estate - hard corner, signalized intersection, high traffic, etc. Congrats to my clients (buyer and seller) on this one.

Hiring Frank Elkins as CEO of Selco Builders Warehouse and GB Distribution for Grafton Group plc is a stunning acquisition! He is a true industry legend and a man of the upmost integrity. He will lead this business to even greater success, building on the excellent work of Howard Luft. If I were an executive at Stark and especially Travis Perkins I would now be very concerned. How many people will follow Frank out of the ones they have left who haven't joined John? How many customers will make the switch? How did Travis Perkins manage to lose so many good leaders? People like Frank, John Carter, and Kieran Griffin. Frank or Kieran could have been their next CEO. As I said in a post the other day, succession planning is vital to the success of a business. Of course, people leave companies for many different reasons. Some are pushed, others make the choice, wanting a new challenge in a new environment. For others it's a case of losing faith in the leadership above. Losing one of these great men is forgiveable, losing all three could be considered negligent. Frank was last years winner of the BMJ Industry Personality of the Year Award, sponsored by Wilson Brook Consulting. Will he now, in the years ahead, become the first person to win it twice? I have done loads of recruitment for Selco both in the 2000's, when they weren't so well known, and more recently. This weekend, our Quickline Couriers team headed to Gravity Max Liverpool to celebrate wrapping up a successful Q1. (Big thank you to Kier Smith and the team for fantastic hospitality as always 👌🏻) It had been a while since we got the team together offsite to review how things have been going, and it was a great chance to look back on our longer-term progress too. Over the past eight and a half years, we’ve faced all kinds of challenges—from Brexit to a global pandemic, European conflicts to record inflation and the cost-of-living crisis. The way our business and our people have handled these tough times is something I’m really proud of. We’ve definitely made our fair share of mistakes. As a leader, you don’t always get it right the first time, and that’s okay! No matter how well you plan, sometimes things just don’t go as expected. The key is to keep believing in what you’re doing.
