Homebuilding starts rose 9.8% to 1.45 million units in February after six straight months of decline thanks to an increase in multi-family starts according to a report from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. Remember that these decisions to build multi-family were planned many months before. Remember that the US has a housing shortage of 2-5 million units. In February, single-family starts increased by 1% month over month while multifamily starts increased by 24% month over month. Compared to February 2022, home building is down 18%, with single-family housing down 32%. Meanwhile, apartment construction was up 14% year over year. Builder confidence in the market for newly-built single-family homes in February rose 7 points to 42, marking a second consecutive monthly gain, according to the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI) released last month. National Association of Home Builders Chief Economist Robert Dietz says, "We expect volatility in the months ahead as ongoing challenges related to construction material costs and availability continue to act as headwinds on the housing sector. However, interest rates are expected to stabilize and move lower in the coming months, and this should lead to a sustained rebound for single-family starts in the latter part of 2023."
