#Phoenix has been an up and down real estate market over the past few years. During and immediately after the pandemic, housing demand in the Valley was through the roof, bringing with it major increases in rents and home prices. Not long after, developers began delivering new projects and Phoenix became one of the most over supplied markets in the nation. As a result, housing performance fell sharply. Supply garnered all the headlines, but housing demand has been incredibly resilient. In fact, over the past three years, population growth in Maricopa County alone is greater than 43 states. Job growth has driven demand as well. In the past four months, the metro unemployment rate has fallen from 3.4% to a staggering 2.3%. As the new supply wave begins to slow, we are seeing a quick turnaround in Phoenix apartment performance. Annual rent growth remains negative and occupancy is still below the national average, but the trends are improving quickly. If demand remains elevated I expect a swift recovery in the Phoenix MSA.
