According to CBRE, the multifamily market saw an 82% increase in investment volume in Q2. Despite construction completions reaching a record high, demand outpaced new deliveries, keeping the vacancy rate steady at 5.5% and setting the stage for potential declines towards the long-run average of 5.0%. Rent growth eased slightly, but with net absorption at its highest Q2 level in over 20 years, occupancy rates are expected to rise, potentially accelerating rent growth by Q4 2024. Pair this with the lowest level of inflation since March of 2021 and we are confident in the multifamily market.
