Edge cities are suburban, decentralized clusters of commercial and residential development, often located on the outskirts of major metropolitan areas. They typically feature a mix of office buildings, retail centers, entertainment venues, and residential areas, functioning as self-sufficient urban centers. Edge cities emerged in response to suburbanization and the decentralization of economic activity away from traditional downtown areas. Examples include Tysons Corner in Virginia and Schaumburg in Illinois.The term "edge city" was coined by journalist Joel Garreau in his 1991 book titled "Edge City: Life on the New Frontier." A 1980s Edge City [Las Colinas] Comes Back From the Brink, Minus Its Monorail: The master-planned Texas business hub of Las Colinas was built around cars and offices. Now it’s embraced apartments and evolved into a genuine — and quirky — urban area. “Most planned communities are overwhelmingly residential, with little employment. Las Colinas is the reverse. About 124,000 people work there; 55,000 live there. Corporate headquarters abound, including Caterpillar, Kimberley Clark, Commercial Metals, Fluor and McKesson. This is no accident: Las Colinas was the rare planned community that put business first.” “What Carpenter was doing was trying to replicate downtown Dallas, which was office-dominated,” says Christopher Leinberger, professor emeritus at George Washington University, who worked at Las Colinas in the 1990s. The name of the core of the development — the “Urban Center” — speaks to that vision.” “Like many master-planned towns of its era, Las Colinas suffered severe setbacks as it evolved, in part because of its single-minded focus on office space. In recent decades, however, it’s successfully tweaked its formula to embrace mid-rise apartments, transit-oriented development and walkability. At a time when traditional American downtowns are racing to reinvent themselves, the half-century journey of Las Colinas serves as an example of the perils of building a city around business — and how to loosen a too-stifling white collar.” “In Las Colinas, Carpenter had created an urban space without urban problems, seemingly — and without the demographic diversity of a real city. Aerotropolis referred to it as “the city you get when it’s designed by CEOs.” Ingersoll’s Texas Architect piece was headlined: “Las Colinas: Ultimate Bourgeois Utopia.” “In 2000, there were only 2,000 residential units downtown; now the Urban Center boasts about 7,500 — a residential influx that helped Las Colinas fare better than office-only developments during Covid. “What we have learned with the pandemic is that our central business districts got crushed because they’re 90% office space. It violates portfolio theory — don’t put all of your eggs in one basket,” Leinberger says. “Walkable urbanism did not get crushed.” “The standard knock on planned communities is that the top-down approach leaches the life out of them, and there’s an artificiality to them when newly built. High-Impact Focus: • Concentrate efforts on areas with the most potential to become vibrant, walkable spaces. Identify neighborhoods or streets where improvements can have the biggest impact. 2. Strategic Resource Allocation: • Instead of spreading resources thin, prioritize areas that can serve as models of success.
