April 9, 2024 - Building a hybrid mass timber high-rise is now nearly as cost-effective as building a comparable concrete tower. This could be great news for both the environment and renters in the Seattle area. A new study co-authored by PCL Construction, DCI Engineers, and Weber Thompson examines the decreasing costs of mass timber construction and its potential to expand residential space in densely populated urban regions. Intermediate high-rise towers (those 180 feet or shorter) are often under-built in urban areas due to an unfortunate intersection of construction cost and code requirements. Even if the zoning allows, many developers forgo developing high-rise residential projects that are under 200 feet due to the cost of concrete construction at this scale. Mass timber construction provides an alternative that can be cost-competitive or more economical under the right circumstances – paving the way for the construction of more buildings in the intermediate tower height zone, and potentially increasing housing density. Mass timber is a renewable construction material created using fast-growing lumber, often through a process of laminating planks together to create the buildings blocks of a tower. Pieces are pre-manufactured in a separate facility and then placed by crane on the construction job site, reducing the project schedule and resulting in a more efficient use of materials. https://lnkd.in/dtdDEwvz

The construction sector accounts for a huge amount of planet-overheating emissions, largely because of the processes for creating common building materials like concrete and steel. For that reason, some in the industry are looking toward wood as the potential construction material of the future. Though wood is, of course, among the oldest construction materials on Earth, the technology around how to use it is still evolving to meet the needs of modern society. At Michigan Technological Institute, researchers are developing a new method of making timber suitable for large-scale construction projects, Inside Climate News reported. Their research is focused on creating cross-laminated timber — an artificially produced construction material made with layers of wood and resin — out of hardwoods (such as maple, birch, and oak). Traditionally, mass timber has been made using softwoods (such as pine, spruce, and fir). Being able to use more types of wood in the process would open up new possibilities for the industry, the researchers said. "I don't think it is good to characterize it as competing with softwood. I see this just as a diversification of wood as a building material. The point is that we want to use all of the biobased material that we can to replace carbon-intensive materials like concrete and steel," Mark Rudnicki, the director of the Hardwood Mass Timber Institute at Michigan Tech, said. https://lnkd.in/e8e4HE3p

Money makes the world go round. A new study has revealed that mass timber is an affordable and sustainable alternative for high-rise construction in the US. The study found that hybrid mass timber high-rises, in particular, are now nearly as cost-effective as their concrete counterparts. I'm curious to see if Irish construction would see a similar level of cost-effectiveness. High-rises represent a potential solution to Ireland's worsening housing crisis.
