𝗡𝗮𝗴𝘀 𝗛𝗲𝗮𝗱 – Deal 158 - 𝗧𝗵𝗲 𝘀𝘁𝗮𝗿𝘁 𝗼𝗳 𝗮 𝗿𝗼𝗰𝗸𝘆 𝗿𝗲𝗹𝗮𝘁𝗶𝗼𝗻𝘀𝗵𝗶𝗽! This property was a simple, straight forward renovation with a JV. Bought for £127,500 sold for £175,000 with renovation costs of £15k plus VAT. Easy… We then entered into another deal with the same investor to develop a piece of land. But encountered some problems with the funds necessary for the build not being transferred. As the saying goes “It ain’t my fist rodeo” We had decided long ago not to start JV renovations until all the funds for the renovation are in the bank. We paid back the funds, disengaged from the JV partner. Apparently, this investor had been known for this before so we counted ourselves lucky that we had managed a lucky escape. It was a waste of time but we prevented a likely worse problem of being tied up with disagreements.
