I HAVE A DREAM Happy MLK day. On this day I am reminded of one of the most influential people of our time...Martin Luther King. MLK was an inspirational and dedicated speaker for the rights of blacks and people of color in our country. His efforts are felt throughout generations as his "I Have a Dream" speech still rings true today. After traveling around the US for the past five years, it dawned on me that we need more housing across the US... to the tune of 6.5 million homes per CNN Business March 3, 2023. Here in my State of California one report says we are short 3.5 m and another says we need 1.1 m by 2025. Regardless of which report you read that's a whole lot of homes that need to be built and we simply don't have the land, roads, utilities, etc. to meet that demand with 2500-3000 sq ft homes. Sure many large homes and apartments will be built but what about the areas that sit behind the homes that already exist...you know the yard that never gets used other than for weeds to grow? Could building more Accessory Dwelling Units (ADUs) meet this insatiable demand for more housing while also providing a much-needed source of income or a place for a loved one to live as they start their adult life or downsize into retirement? East Liberty is now a community full of rental opportunities, but it is still lagging on homeownership. That’s why ELDI has turned its attention to creating more homeownership opportunities—primarily for individuals who cannot purchase homes at market rates in the neighborhood. Between 2020 and 2022, we sold 51 units, 26 of which were affordable and 62% of which were sold to minority families. We believe that no matter people’s income levels, they deserve to invest in the neighborhood and their families’ lives to create generational equity. Our partner in this work is Catapult Greater Pittsburgh, an organization founded by ELDI at the beginning of 2021. Among other things, Catapult provides impactful homeownership training, helping ELDI tenants and community members—particularly low-income and minority individuals—prepare for every aspect of homeownership, from initial budgeting for a down payment to the final home inspection. With their guidance, many long-time renters in East Liberty have achieved their dream of homeownership which they never thought possible. This week, we learned that the Community Development Financial Institutions Fund (CDFI Fund) Fund will combine the 2024 and 2025 NMTC allocations rounds into one comprehensive $10 billion round. This is an exciting time for many of our partners, CDEs, and investors. With this news, we hope to hear from more CDEs interested in investing their NMTC allocations in transformative affordable homeownership projects. This is an excellent way to bundle economic development and equitable wealth-building opportunities. To date, less than two percent of NMTC allocations have been used on affordable homeownership, but we're excited about the potential to increase this number.
