As a landlord there's a temptation to list your property 'To Let' as soon as your tenant hands in their notice.. Makes sense right? Act fast! 🤔 ✋Wait - this can be extremely problematic.. … it’s a real struggle to line up the right tenant if the property isn’t ready for the market Why? ❗ It could still be occupied by the existing tenant so viewings can’t take place comfortably and the potential new tenant cant see the property in its best light. ❗ It may need works / a refresh to bring it back up to a lettable standard and promising a move in date to a tenant that you can't deliver on is a terrible way to start the tenancy. By the time it IS ready, any solid initial interest has been put off…. 😔 We've worked out the solution.. The ‘coming soon’ feature on our website means renters can now see which properties will be available in the coming weeks. Instead of encouraging them to book a viewing, interested renters can leave their details on a waiting list for first dibs. They’re automatically alerted when the listing is changed to available for them to book in a viewing. It’s a win-win-win 🤝 Void periods are reduced for the landlord with a bank of potential tenants lined up to snap up the property as soon as we are 100% confident its ready to show. 🟩 With demand high, renters benefit from getting the heads up when the property is available before it hits the open market. 🟩 We get to show a property in its best light to achieve optimum rent for the landlord.

“It’s 10:00 PM, do you know where your kids are?” Many of you might recall this memorable tagline from Fox News. This phrase came to mind after a recent discovery call with a tenant. The real estate equivalent could be: “It’s the last year of your term—do you know where your lease is and what it says?” This tenant had been in their building for years, but with recent changes in executive leadership, the lease document had gone missing and hadn’t been reviewed in detail for quite some time. Unfortunately, this situation isn’t uncommon. Many tenants sign a lease and then forget about it, only delving into the details during a real estate emergency, a conflict, or when they’re reminded of an impending expiry. This approach can be both stressful and costly. While leases are fixed, their nuances can significantly impact a tenancy and strategic planning throughout the term. Uncertainty breeds conflict, and it’s crucial to fully understand your lease throughout its duration. Here are some best practices to help you stay on top of your lease and real estate operations: - Regularly Review Your Lease: Keep the initial lease, any addendums, work letters, records of significant repairs, and deposit information properly filed. - Create a Lease Summary: Diarize critical dates like the expiry date, termination notice date, and renewal notice periods. - Understand Operating Expenses and CAM Charges: Know how they’re calculated and what costs the landlord can reasonably pass on to you. - Clarify Repair and Maintenance Responsibilities: Avoid disputes by understanding the division of repair and maintenance duties, especially for major systems like the roof and HVAC. - Know Your Renewal Rights: Be clear on your renewal rights and how market rent is defined. - Plan for Post-Lease Options: Understand your ability and the costs involved in staying in the space after the lease expires. - Prepare for Make-Good/Restoration Requirements: Know what’s required when vacating the property.
