Leading indicators of a return toward normalcy? Owners, investors, contractors, and developers have long bemoaned construction equipment lead times, which have been notoriously long and unpredictable since the post-pandemic project boom. Fresh data indicates that several of the categories most impacted by rising lead times are beginning to taper off or even decline. HVAC equipment has been steadily easier to acquire, while even the famously problematic electrical category (which includes switchgear) shows signs of leveling off. Access to the latest lead time information enables developers and investors to validate project timelines, avoiding unanticipated cost overruns and delays in lease up. This data can be hard to find, however, and those that have it will have an edge over those that don't as development activity picks back up.

The assurance of Cx measures occurs at different points within these phases: 🎬 Design Phase: During the design phase, the Cx process begins with the development of the Cx Plan which outlines the scope, objectives, and responsibilities related to the Cx process. It identifies critical systems and components that will be commissioned and sets the framework for how Cx will be conducted throughout the project. Design reviews are also conducted to ensure that the design incorporates Cx requirements and that systems are designed to be commissionable. 🎬 Procurement Phase: While not a distinct phase on its own, the procurement of equipment and systems occurs throughout the project timeline. During procurement, the specifications for equipment and systems should include Cx requirements and standards. This ensures that the components selected for the project align with the Cx objectives. 🎬 Construction Phase: The heart of the Cx process occurs during the construction phase. This is when the installation of systems and equipment takes place. During this phase, the (CxA) oversees the installation, verifies that it complies with the design and Cx requirements, and conducts various tests and inspections to ensure that systems operate as intended. Any issues or deficiencies identified are addressed and resolved before the systems are accepted. 1-Mechanical Cx: Heating, ventilation, and air conditioning systems. This ensures that HVAC systems are functioning efficiently and meeting the performance criteria established during the design phase. 2-Electrical Cx : It verifies that electrical systems, including power distribution, lighting, and controls, are installed correctly and perform as intended. 🎬 Post-Construction Phase: After construction is completed and systems have been commissioned, ongoing monitoring and fine-tuning may be necessary. The post-construction phase involves further testing and verification of system performance to ensure that the building continues to operate efficiently. This phase may extend beyond project completion to address any issues that arise during occupancy. In summary, the Commissioning process begins during the design phase to establish Cx requirements, continues during procurement to ensure equipment and systems meet those requirements, and is most active during the construction phase when installation, testing, and verification take place.
