Last year, rents increased 3% on Rodeo Drive and were flat on Upper Fifth Avenue, according to data from Cushman & Wakefield...What luxury retail properties do offer is scarcity. London’s Bond Street has 150 individual buildings. How Hudson Yards New York Defied Its Haters and Became New York’s Top Mall. Manhattanites had little love for the $25 billion megaproject when it opened five years ago (the pandemic lockdowns didn’t help, either). But a constantly shifting mix of stores, restaurants and experiences is now drawing large numbers of both locals and tourists. At the time, the newly opened development was New York’s favourite punching bag. The media characterised the gleaming glass towers and the multi-million-dollar condos and retail they contained as a soulless playground for billionaires. The Shops at Hudson Yards came in for particular scorn, its grey interiors and echoing corridors of French luxury #boutiques likened to something you’d find in Las Vegas or Dubai. Despite a bumpy debut, Hudson Yards has become a top shopping destination. Last year, average monthly visits increased 19 percent year-on-year, far outpacing growth at other top malls, such as Bal Harbour Shops in Florida and the Mall of America in Minnesota, according to Placer.ai. In March 2024, the mall saw 661,000 visitors, edging out The Grove in Los Angeles. Retailers say the visitor mix today is a balance among local residents, both American and international tourists, and the office workers who occupy the more than 7 million square feet of commercial real estate at the development. Tenants also agree a key component of Hudson Yards’ success is a constant sense of newness, particularly in food and beverage — a major driver of repeat visitors in retail. The Manhattan luxury market continues to remain strong with 21 contracts signed last week, signaling not just a seasonal uptick but a robust market activity that's been sustaining above-average numbers for the past two months. The Upper West Side and Downtown both dominated the market, accounting for 76% of contracts last week. In Brooklyn, we saw 19 contracts signed, an uptick from the previous week with 16 contracts signed. The majority of contracts were condos, with townhouses following close behind. Regent Street is a famous street in London not just for its array of shops that line the street but as a choice spot for tourists to pose for photographs. At Xmas time, with its glorious lights, this street might actually attract more tourists than the Big Ben. Social media is replete with curated photos of people posing for selfies on Regent Street and when you there, you have to marvel at how humanity has descended into this mind numbing obsession. But I still find myself on this street every year because my favourite place in all of London is just 100 metres away from Regent Street. At the back lanes of Jermyn Steet, lies a massive Waterstones Bookstore. Every time I walk into this magnificent store, I feel like Charlie in the chocolate factory. Across 4 or 5 floors, the store houses one of the most impressive collection of books across all genres, from mainstream to the obscure. Every year, no matter how busy, I revel in this store, floating from section to section like a butterfly reading parts of books, marvelling at some of the covers and at other times, just feeling pages with my fingers like it was braille. There are few greater pleasures in life than being greeted by the sight and smell of freshly printed books. The sheer privilege of being in this store lifts me up no matter the weather outside, for nowhere in the world can the collective genius, philosophy and knowledge of mankind, be found in such a small spot – which makes it my favourite place in all of London. There are 2 takeaways to the story: 1. For $25, one is able to access years (maybe even a lifetime) of an author’s work or experience. Some people are gifted with ideas, some are gifted with prose but the gift is less with the author than it is with the reader. There is no better gift you can give yourself than reading a book. 2. It has always struck me how different realities can co-exist in the same place. For the beggar on Regent Street, he is confronted with shoppers indulging in decadent purchases while he grovels for food. When I walk out of Waterstones, I leave a world where people are thirsty for knowledge and within a few metres I am confronted with the sight of those thirsty for selfies on Regent Street.
