The Expansive EDGE team are thrilled to share one of the first Brand Story Video projects that we have recently completed in collaboration with Square One Construction & Renovations and our partners at Kaifko Creative The objective was to create a compelling narrative encompassing the brand's story that could be used as a supplement to their Business Playbook for welcoming new hires into the company. #onboarding The design of the narrative featured three key components; 1. Reflecting on the past 2. Shining light on the present, and 3. Envisioning the future of the business. The video showcases the team's #culture and #capabilities, featuring some of the incredible projects that they have completed. Furthermore, the video serves as a great resource and supplement to their marketing and sales collateral. Every time I watch this, it reminds me of the value behind a human-centric business. Clearly more evidence for optimism here! Construction begins and all the crews working there will want to eat / relax after a day on the job! Construction Update: $7B Hall Park Redevelopment In October 2021, construction on the first phase of the $7 Billion and 9.5 Million sqft Hall Park redevelopment began. HALL Group expects completion of the $500 million first phase by the end of the year. The first phase will include a hotel with over 14,000 sqft of event space, 60 suites, an outdoor pool, fitness center and more. It will also encompass an office tower with 410,000 sqft of office space, fitness center and garage. The $7 billion redevelopment is expected to be complete in 15 years. Matthew is 100% correct. Boston deserves the best. The city has already bungled the redevelopment of the Seaport, and now seems intent on repeating its mistake by creating another non-neighborhood at Columbia Point. Developers and city officials ought to look to neighborhoods that people want to live in and visit (e.g. South Boston, the South End, Beacon Hill) as models for new development. Of course, I understand that zoning laws of the last century have made that sort of low-rise, high density, and human-scale development exceedingly difficult, but the proliferation of these soulless and, frankly, ugly projects should serve as proof of how misguided said zoning laws are, if not in their intent then at least in the outcomes they inevitably produce. New development ought to blend harmoniously with its surroundings. Projects like these, on the other hand stick out like a sore thumb. It’s a shame that developers and city officials are so enamored of “innovative” designs and styles like this. The irony of course, is that innovative projects like this feel outdated before their ever even complete. When it comes to building great neighborhoods, I say innovation is overrated. We figured out the best way to build decades ago. It’s not old fashioned, it’s timeless. Let’s finally consign these 1960’s style mega projects to the trash heap of history

Mixed Use Development I just visited Cincinnati two weeks ago and stayed at an Air B&B several blocks downtown from the new TQL Stadium and enjoyed myself tremendously. FC Cincinnati begins demolition preparation for a $300 million mixed-use district north of TQL Stadium. The District will include a hotel, apartments, office space, retail, restaurants, and privately owned public green space. located in the West End, adjacent to over-theRhine and near downtown, the district will be at the heart of Cincinnati. However, I'm involved in development in the Westend corridor of Cincinnati mainly residential...(I love the architecture, and the facade and staircases are something to behold of Italianate, Greek Revival, and French Second Empire similar to the By-Water area in the Lower Ninth Ward of New Orleans I grew up in) The West End historically has clusters of historic buildings, including lavish mansions around Dayton Street and the 1804 Federal-Style Betts House, and according to...MFE below states that the Cincinnati market is part of the 10 markets to watch in 2024 The top 10 markets to watch in 2024 include: 1. Atlanta 2. Kansas City 3. Cincinnati 4. Arlington, Virginia 5. Orlando, Florida 6. Minneapolis 7. Denver 8. Portland, Oregon 9. Albuquerque, New Mexico 10. Overland Park, Kansas With 12 cities making the top 30 list, the Midwest saw the most rental activity in 2023, which was more than any other region. Cities included Minneapolis; Detroit; Chicago; Columbus, Ohio; and Indianapolis, among others. The South was home to nine cities in the top 30, and the Northeast claimed five.

Cody Baird, Austin Business Journal. Freehill Development Co., an Austin-based developer, has expanded its industrial space portfolio with the completion of two projects in Georgetown and San Antonio, along with nearing completion of another project in San Marcos and breaking ground on a fourth development in Leander. These projects add over 650,000 square feet of industrial space to Freehill's offerings, attracting tenants seeking space in the booming industrial real estate market driven by major companies like Tesla and Samsung investing in the region. The latest project, Hero Way West in Leander, spans 227,000 square feet across three buildings and has already secured a 24,500-square-foot lease with an undisclosed tenant. The remaining space offers flexible options ranging from 10,000 to 129,000 square feet, catering to various user needs. Freehill's other completed projects include Freehill Selma in Selma, Freehill's 1300 Westinghouse in Georgetown, and Clover Crossing in San Marcos, all offering additional leasing opportunities. Despite initially planning a development in Dripping Springs, Freehill is not proceeding with that project. However, the company continues to expand its presence in the Austin metro area and ranks among the top commercial property development firms in the region. Why Cherry Creek West developers aim to create a ‘15-minute city’ The development will also have about 12% affordable housing targeted at those making 60% of the area’s median income. The company spearheading a redevelopment project exceeding $1 billion in Denver's Cherry Creek commercial district has unveiled updated renderings and new details, highlighting the planned walkability and outdoor spaces of the area. East West Partners is navigating Denver's planning and permitting process to transform a nearly 13-acre property located at East 1st Avenue and University Boulevard. This site, currently occupied by steakhouse Elway’s, a running store, and a large parking lot, will be redeveloped into Cherry Creek West, a project first announced in the fall of 2021. I'd bet that there are actual residents of Kansas City that didn't know it had a waterfront. The days of industry lining our rivers is in the rearview mirror, and what we are left with is a greenfield of potential to completely revitalize and reshape our cities. This 10-year plan is a smart one. You start with an architectural focal point, in this case a world-class soccer stadium. You use the natural increase in foot traffic and attention to build out housing, hospitality and recreation. 🏢 How much would it cost to buy EVERY commercial building in the Kansas City Metropolitan Statistical Area (MSA)? To answer this questions I needed to know the following: • Which counties/cities are included in the MSA • Average sell price per SF of each asset class • Total square footage of all commercial buildings combined For simplicity purposes, I only accounted for the 4 major asset classes: Office, Industrial, Retail, and Multi-family (5+ units) OFFICE 129M SF with an average sell price of $118 per SF Asset Value = $15.4B INDUSTRIAL 366M SF with an average sell price of $64 per SF Asset Value = $24.1B RETIAL 134M SF with an average sell price of $169 per SF Asset Value = $22.7B MULTI-FAMILY (5+ units) 177,102 units with an average sell price of $140k per unit Asset Value = $27.5B Total commercial SF in KC = 629M Because Multi-family properties are sold on a per unit basis, it was not included in the total commercial SF amount above. But to answer the MAIN question... It would cost a staggering $87.9B 🤯 This is the value of every asset classes combined ONLY 8 people in the world would be able to buy every commercial building in the Kansas City MSA. Those people are Elon Musk, Jeff Bezos, Bernard Arnault, Larry Ellison, Mark Zuckerberg, Larry Page, Warren Buffett, and Sergey Brin
