How to calculate an optimal ADR (Average Daily Rate) for a hotel property that can generate a positive ROI? Average Daily Rate of a property can be calculated through $1 per $1000 rule. For eg, a hotel property of 100 rooms valued at around $4 million can charge an ADR of $40 ($4,000,000 ÷ 100 ÷ $1000 = $40) While this has been a rule of thumb used by hoteliers over several decades, it was also confirmed through studies done by scholars at Cornell Hotel and Restaurant Administration Quarterly, making it a valuable tool for hoteliers to calculate optimal ADR and vice versa to calculate value of property through ADR #hotels #hotelindustry #hotelmarketing #hotelinvestment #ADR #valuation #cornelluniversity #hsmai #hotelrevenuemanagement #hotelrevenueguy

Why? 1. The Peninsula Hotel decided to create a "league of their own", positioning themselves well above the rest.... for the next 365 days. The Peninsula has positioned themselves 82% above the average of their "peer group".... replacing the Dorchester, who historically commanded the price premium above anyone else.... 2. Given their superior product (time will tell if service, experience etc is more superior....) - their standard product in size is in most cases larger then the average Suite of the 5 star hotels in the surroundings of The Peninsula / Downtown London. 3. RevPAR and RGI tend to get a boost by managing to yield your Suite product.... With The Peninsula Standard product outshining your suite product.... this will significantly impact competitors RevPAR and RGI.
