As we close out summer and welcome fall, here's a message from our Executive Director, Matt Fowler, addressing the important issue of housing affordability in the Triangle region. "According to the latest release, the Triangle MLS Affordability Index paints an exciting regional picture. Looking through the lens of affordability, the essential nature of the communities comes out. Across the region, the index is 70, an all-time low. But this area is a quilt, a patchwork, a place that is comprised of small and large communities. Unpacking the data, Chatham County is 44, 20% less affordable than last August. Hillsborough is a low 54. You have to 'drive until you qualify' to places like Johnston County at 76 or north to Granville, Franklin, Nash, etc., where the index is the highest in the region at 91—looking to help someone qualify for their first home? The housing affordability crisis keeps many in a state of residential instability and makes it easier for residents to fall into being unhoused—with Black and Hispanic families feeling the brunt of housing insecurity. The City of Dallas is set to vote on its updated land use plan, ForwardDallas, today. The plan, which has been in the works for three years, aims to address equity, environmental justice, and affordability for both renters and homebuyers. However, the plan's effectiveness is dependent on the city's existing framework, which has historically contributed to issues such as environmental racism, food insecurity, and inadequate housing. While the plan calls for "gentle density" along transportation corridors, it also raises concerns about gentrification in single-family neighborhoods. The plan's affordability measures, while necessary, may not be enough to accommodate Dallas' growing population. The plan also lacks regulatory measures to address the city's housing market, which is heavily influenced by institutional investors. This raises questions about the plan's ability to truly address affordability and equity. Despite these concerns, the plan does have some positive aspects, such as the potential to improve land use in West Dallas and Joppa. However, it remains to be seen whether the plan will be able to address the city's larger issues or if it will simply be another plan that fails to deliver on its promises.
