Strata managers in Australia🇦🇺 have an important role to play in terms of ensuring window safety compliance🙌 for buildings under their management, especially in fire and balcony fall risks. Many strata by laws❌ require windows to have child safety locks💢 and restrict opening beyond 10cm to stop balcony falls🌬. Window safety compliance is a serious concern for building owners and residents alike, protecting lives👥 and avoiding devastating injuries💥. Strata managers should ensure window products installed meet safety standards, provide information to owners☑ and assist with arranging required inspections and retrofits if needed. If you have any questions about window lock compliance and the role of your strata manager🤵♂️, don't hesitate to contact them📞. Working together can help ensure a safer building environment for all in your complex💡. #windowlocks #stratacompliance #buildingsafety

First things first - this is NOT a hostel, its very clearly a boarding house and yet is operating under the guise of a hostel. This is a problem. It is detrimental to the perception of our industry and potentially negatively affecting our visitors desire to use our amazing member properties. BYATA applaud the Rotorua Lakes Council for taking action in this instance. Amidst its shift from hosting tourists to emergency housing and long-term rentals, Spa Lodge has faced recent scrutiny. During an inspection, safety issues were identified, particularly the dead-bolting of exit doors at night, potentially compromising the safety of occupants. A dangerous building notice was issued the same day, giving the operator time to address the concerns. Additionally, advice was sought from Fire and Emergency New Zealand (Fenz) for a comprehensive safety approach. Spa Lodge is committed to rectifying the issues, ensuring a secure living environment. Ongoing collaboration with authorities highlights the dedication to continuous improvement. BYATA has reports from all over New Zealand of these end of life properties working on a "mixed use" model. They can't have a buck each way and we will continue to work with all councils in New Zealand to advocate for better regulation and higher standards. Our member hostels are amongst some of the worlds best, providing positive experiences and enabling our manuhiri to experience the best of Aotearoa. #SpaLodge #SafetyFirst #CommunityHousing #ImprovementJourney
