📈Curious as to what the market has been doing so far in the new year? I'll start sharing weekly stats of properties that have gone under contract. Good buying activity for this early in the year: 🏠266 residential properties went under contract this past week. 🏠209 of those homes were single family with a median LIST price of $430k, $230/sqft. 14 under $250k. 19 over $1M, 7 of those over $2M, 2 of those over $3M. Median 41 Current Days on Market. 🏠4 of the 209 single family homes under contract were bank owned, foreclosures, or short sales. The average price of a property coming to market has risen by 1.5%, compared to a historic average uplift of 1% for March and taking it to £368,118 (+£5,279). This marks the third consecutive monthly price rise and is the largest uptick in 10 months, with increased demand pushing up asking prices. However prices remain an average £4,776 below the May 2023 peak so buyers are sensing a window of opportunity.
