Last week at the Marcus & Millichap/IPA Texas conference in Dallas, I had the privilege of hosting a distinguished panel featuring leading multifamily owner-developers, including Josh Kahn, Michael Lynd, Jr., and Blake Taylor. These industry leaders have executed a robust acquisition pace in 2023, defying the market uncertainty that has kept many investors on the sideline. Their strategies were project-specific, but the common denominators include measurable price adjustments already occurring in the market, unique situational distress, attractive price points relative to replacement cost, and a long-term outlook on #multifamily being a favored asset class. Another positive factor for the multifamily market is the significant drop in construction starts in 2023 and the anticipation of a similar trend in 2024, which boosts rent growth projections for 2025 and beyond.
