You can't force someone to like you and you really can't force someone to love you. That’s true with humans, and it’s even more true with the owners of professional sports teams and the city their team resides. An interesting article on life in the NIL era. In addition to the University of Colorado's large contingent of media staff, Deion Sanders, Jr. has a separate social media empire, and runs the YouTube channels of several Buffaloes' players. Coach Prime bankrolls Deion Jr.'s venture, and given his both personal and financial investment in the players, I doubt Coach Prime plans to leave Colorado anytime soon. All of us on the Last Mile team have attended many a conference in Las Vegas, and it’s been fascinating to see the city’s history given its concentration of gaming, hospitality, and residential construction. It’s easy to forget that the city is so young, founded in 1905 as a rail stop between Salt Lake City and Los Angeles. We know the old history of Bugsy Siegel, the Rat Pack and Howard Hughes from the mid 20th century — and Vegas today bears very little resemblance to those days. Although the 21st century has seen the real story. The 2008 Great Financial Crisis was certainly a tough one for all, but was very much so for Las Vegas. But now, it’s more than just a residential construction and gaming town, it’s diversifying including being a sports town with an NFL team and the current Stanley Cup champions Golden Knights. Coming in the next few years will be Major League Baseball and, maybe, the NBA? In recent years, lower taxes and cost of living, less traffic, and quality of life have drawn residents from all over the Country. A population of 484,000 in 2000 has swelled to nearly 3 million today! For those in the know, what should we expect from Las Vegas in the next decade?

I got invited to participate in a think tank workshop at Columbia Business School to discuss . . . The Future of New York City Real Estate. Other folks in the group? A state senator, real estate professors, a Ph.D., bank presidents, CEOs of real estate firms. And me. And my heavy duty dose of imposter syndrome. But I spoke up anyway. My idea? Fill the vacant storefronts by giving low rent deals to nonprofit theater companies. Like Chicago. Start the New York Storefront Theater movement. History Lesson: For those who may find this puzzling, in 1805, the entire city of Detroit burned to the ground, leaving only one building standing. In the aftermath, Territorial Judge Augustus Woodward devised a street plan modeled after Washington, D.C. The layout mirrored the design of the nation’s capital, featuring diagonal streets radiating like the spokes of a wheel. On the Detroit City Flag, the inscription reads, “Speramus meliora; resurget cineribus,” translating to “We hope for better things; it will arise from the ashes.” The City of Detroit literally rose from the ashes, symbolizing rebirth and resilience. The city motto and the sports teams share a profound connection, especially in recent years with the consistent rebuilding efforts of each team. The Lions embody the essence of the motto, “Rise from ashes.” Just three years ago, the Detroit Lions had a first-year coach, an underrated quarterback, and a dismal 3-13-1 record. Today, they stand just one game away from a Super Bowl appearance. So when the nation wonders why this Lions’ journey is so extraordinary, it’s because it mirrors the unique spirit of Detroit. Through unwavering determination and hard work, we rebuild until the product is perfected. Throughout history, there have been moments when Detroit moved the world, and now, once again, the city and its football team rise from the ashes to inspire us all. Real Estate, Community, & Football! This picture sums up three things that I am passionate about outside of family. Real Estate- Being a professional property manager means that you wear a plethora of hats in a fast paced industry. A property and asset manager has to know finance, construction, buildings, repairs, deal with tenants, legal, leasing, community and even politics. No one day is the same. Community & Politics- Always interested in how resources are distributed in communities. That is what politics is, who gets what, when, where and how. More importantly, grassroots politics is key. The issues of education, crime, housing, general affordability are important and vital to all families. Football- Football is a great game that teaches teamwork, skill and critical thinking. Being able to spearhead the New York Crusaders, a semi professional football team based in New York has taught me a lot about people and the sport.
