Let me run you through the real estate investment pattern starting from the year 2000 in Pune ( will talk about pune as this has been my micro market right from the start of my career). Real estate investment was not even discussed at that time. The average 1 bedroom would cost 2 to 3 lacs in the upmarket areas of pune i.e kalyani Nagar and Viman Nagar. Investors coming up to the builder with a budget of 10 to 15 lacs were regarded as big investors in that era. Investors with a budget of 1cr could easily become a developer themselves. Today in the current scenario, with the cost of Real estate assets soaring high , it is becoming very challenging for a single investor with capex 1Cr also to find something suitable and with rates per sqft going higher the chances of appreciation is also not very high. Like if we compare it with the appreciation we got on our assets in 2005 to 2018. In short today the 1Cr also looks small. After all the study and analysis, what I feel is that instead of investing in real estate  as a single unit it will be beneficial to form a consortium of investors and like minded buyers and raise the investment amount. Benifits of large investment amounts 1. Benifits in rates during pre launch leading to a good margin achievable right from excavation till possession. 2. Investment in preleased commercial real estate possible with large bandwidth and higher asset value. 3. Better commanding position as a buyer 4. Can fetch better returns in real estate investment. 5. Better investment opportunities in real estate. 6. Possibility of mass buying. 7. Possibility of investment in different properties and locations inturn the risk is minimised during recession.
