Many builders and developers only know their perception in the past of what modular homes are or aren’t. Modular construction is a building method. It is a very different building method than building onsite. It requires different processes, different staffing, and a different skill set than traditional builders know. It’s human nature to resist change. For many, change is painful. However, in today’s world of construction, change is imperative. Builders should look at modular construction as the next step in their evolutionary process of building better homes for their customers. Thirty years ago many builders would have never used those 2”x4” engineered trusses in their homes' roofs. Now there is barely a builder today that doesn’t use them. Why? Because they are better quality, stronger, built offsite, and then installed faster onsite, helping to speed up the current building process with a strong roof. By assembling more of the components offsite and delivering them onsite, modular construction takes that same concept to a whole new level. Modular isn’t a competing building system, it is simply the next step in the evolutionary process of building homes. As a home builder or developer frustrated with trying to provide a quality home to your customer in today’s construction environment, modular construction offers an alternative. It provides an option today that offers flexible design, provides great value, and delivers a consistent level of quality. It’s much like the early 1900s when Henry Ford is attributed with the quote, “If I had asked people what they wanted, they would have said faster horses”. While he probably never actually said it, the point is still made. Humans find it hard to change or think differently. But sometimes you just have to. Up to this point, everything we buy is built in a factory – except our home. The single biggest asset most people will ever buy is still built much like it was in 1830. A better way to build is there. We are just one step away from a better way to build. Today’s site builders always refer to stick-built homes as if they should equate to a quality-built home. Actually, the opposite is true. Think about it. Do you believe workers can work in the mud, wind, heat, cold, etc., on unlevel ground and measure and cut lumber accurately? Do you believe walls and floors can be built with precision and consistency outside? Can windows and house wrap be installed properly from ladders? A system-built home takes home building to the next level. Instead of just using roof trusses or floor trusses, the whole house is built using systems. With modular construction, this could be subcomponents that are built and then installed into larger components. Those components get installed on the floor assembly. Walls are built and installed on the floor assembly. Ceiling/roof assemblies are built and installed on the larger assembly completing a volumetric “box”. The complete construction process is engineered. The weather has no impact on the precision of a cut. Water doesn’t get on floors to be absorbed into the wood. A home is built efficiently and cost-effectively. Waste is minimized. Reduce, reuse, recycle is the theme in systems-built construction. It was a rainy day yesterday. Here is a short video of what the materials looked like at a nearby community. When many people think about building a home today, they naturally think about what they have seen in the past. The old, traditional way of home building. This means working with a home builder to develop a home plan, sign a contract, create allowances for items such as tile, flooring, cabinets, countertops, etc., and then scheduling construction to start. But the traditional way of building means that you are depending on a builder to find skilled employees to build your home. He is depending on his suppliers to meet material delivery schedules. He is hoping the weather holds to allow him to build and that water doesn’t saturate materials and cause other damage. There has to be a better way… and there is! The modern roof truss industry was born in 1952. Trusses took a while to be adopted by builders who were used to building roof rafters onsite for every home. Old school builders didn’t understand them and believed the way they had always done it was the best way. However, they soon discovered that their high strength-to-weight ratios permitted longer open spans, which meant greater flexibility in floor plan layouts. They could also be designed in almost any shape or size. Roof trusses were built off-site and their only restrictions were manufacturing capabilities, shipping limitations and handling considerations. After the widespread adoption of roof trusses by site builders, floor trusses followed. And for all of the same reasons. The most important point to take away: trusses could be built off-site that were engineered to be stronger, were more cost-effective, and could be installed onsite faster than rafters built the traditional way. The natural evolution of construction now leads us to the next leap forward! These people are working to correct the misconceptions that many have about modular construction.  •  Too many homebuyers still confuse modular homes with manufactured homes. Overcoming this confusion means helping them understand that modular is a process, not a building type. •  The misconceptions aren’t limited to buyers: even some industry pros have trouble getting past the misconception. •  Modular manufacturers and builders can help by actively educating consumers and pros alike and by helping get media coverage for quality modular homes. In June of 2023, author Sheri Koones spoke at the NATIONAL ASSOCIATION OF REAL ESTATE EDITORS conference. While many in the audience were journalists, a lot of attendees work in various facets of the real estate industry. Koones was there to talk about her latest book, Prefabulous for Everyone, one of several she has written about the modular home industry. Her mission has been to dispel common misconceptions about this way of building. “The truth of the matter,” she says “is that a lot of people — consumers and even those working in the housing industry — don’t know anything about prefab. And if they do know about it, they have misperceptions about how big or attractive or [intricately designed] a house can be.” Once she learned about modular, she realized “there are a ton of advantages. The houses are stronger; they’re better built, they’re more energy efficient, they go up faster, they can be less expensive. The term “disruption” gained wide usage when it was introduced in a 1997 book, The Innovator’s Dilemma. The author introduced the idea of “disruptive innovation.” He created a theory to explain how small companies with minimal resources were able to enter a market and displace the established system. Modular construction is the offsite building method that is ready to change a home building industry that is ripe for disruption. Modular disrupts traditional home building in three critical areas: productivity, process, and people! There are several methods of offsite construction. However, modular is the only one that takes a home plan, divides it into modules, and then takes the construction of those modules to a nearly finished state of completion. This is important. Because of today’s concerns with the availability of workers, once a home gets to the job site it is difficult to find the skilled workers to complete it. Modular means that much more of the work is completed in the factory thereby reducing the overall construction timeframe and increasing the quality of your new home! Do More With Modular!
